Directions From the village of Frogmore, take the road signposted towards South Pool. On reaching Lee Lane End junction, bear left following the signs towards Ford. Proceed along this road for about quarter of a mile and the entrance to the land will be found on the left hand side.

Situation The land is situated between the village of Frogmore and the hamlet of Ford in the South Hams area of South Devon. The village of Frogmore is about 1 mile away and Ford about half a mile distant.

The nearest town of Kingsbridge is about 4 miles away and the A38 dual carriage expressway, connecting to the M5 motorway and nation road network, is about 10 miles distant.

Access to the land can be gained off the public highway through an existing gateway and then through an access compound (to be shared with the retained land).

Water supply There is no mains water supply to the land, however, there is a spring supply in the north east corner.

Buyers are advised to make their own enquires to South West Water to find out the location of the nearest mains water supply pipe, which it might be possible to connect into, and the cost associated therewith.

Public rights of way There are no public rights of way across the land.

Sporting and mineral rights All sporting and mineral rights are included in the sale, as far as are known.

Boundary fence The Buyer of this paddock will be required to erect an agricultural stock-proof fence from points A to B and B to C as shown on the site plan, within eight weeks following legal completion.

Tenure The land is being offered for sale on a freehold basis with vacant possession on completion.

Method of sale The property is being offered for sale by Formal Tender (unless sold prior), with a closing date of Friday, 14 February 2020 at 12 noon.

Buyers who wish to submit a tender will be required to sign a legal contract and provide a deposit of 10% of their offer price as their tender. If either of these two component parts are not submitted, their tender risks being declined.

A tender which is accepted by the seller will be treated as a binding contract and immediately constitute an exchange of contracts.

The seller does not undertake to accept the highest or any of the offers and the seller reserves the right to withdraw, alter or amend the way in which the property is offered for sale.
