This peaceful and charming 17th century Cotswold stone house has been extended over the years to include a former barn and a cottage. With a wealth of traditional features such as stone flooring, numerous open fireplaces and exposed beams, it has excellent family living space and great character.

The front door opens into a large light hallway with a modern flagstone floor and the cloakroom to the right. Ahead, in the former barn, is the main drawing room, an impressive space with extensive bookshelves, French windows on to the south-facing garden, and a staircase leading to three of the bedrooms.

At the far end of the hall, the kitchen/breakfast/family room is cosy and comfortable with a wood-burning stove, elm flooring, fitted units, and a back door to a small terrace which usefully meets the village road. The hallway part of the kitchen has an adjoining utility on one side, and on the other side the door to the pretty, larger terrace, which is lovely for al-fresco dining. This terrace also meets the old houses' sitting/dining room. Most delightfully, all the ground floor rooms have doors to the terraces or gardens.

The ground floor of the original house boasts period fireplaces at either end of the sitting room and dining area. Lit by sash windows with some having working shutters. There are period stone steps down to a lined cellar. Above, the master bedroom has a wonderful high vaulted ceiling, which gives a great feeling of space, and a traditional working fireplace. It has a separate dressing area and en-suite bathroom. The former 5th bedroom on the second floor is currently approached by a ladder here; a staircase could easily be re-instated. Of the three further bedrooms (approached from the drawing room), one has an en suite shower room and there is a further bathroom.

Winstone is an attractive Cotswold village situated within the heart of the Area of Outstanding Natural Beauty. It is an active community with a church, Baptist chapel, and a village hall. The Highwayman pub and a 24-hour petrol station with convenience store are under a mile away. Cirencester has an excellent range of shops and services as well as good restaurants and bars. Cheltenham is the main regional centre. Bath, Bristol and Oxford are also within commuting distance. Kemble Station (London Paddington 75 minutes approx) is about a 20 minute drive and the village is a mile from the A417/A419 dual carriageway which meets the M4 at Swindon and the M5 at Cheltenham.

Ample local sporting opportunities include the popular National Hunt horse racing at Cheltenham. There are many lovely walks in the surrounding countryside, which is immediately accessible from the property via a footpath on the adjoining Miserden Estate.

There are a variety of state and private schools in the area. The former include some excellent primary schools and a number of grammar schools such as Pate’s, Stroud High and Marling. Private schools include Rendcomb, Beaudesert, Pinewood and the Cheltenham Colleges.

Chapel House sits within delightful mature gardens. There is a formal area to the front of the house with lawns and mixed borders enclosed within beech hedging. Beyond are further lawns and a vegetable garden, with a copse providing a mix of mature trees and shrubs. The paddock has superb views over the adjoining Cotswold countryside and a field shelter on one side and a further copse. Just beyond the paddock on the adjoining Miserden Estate is a public footpath enabling direct access to beautiful country walks.

A gravelled driveway leads along the side of the house to a parking area. Adjoining this are a range of timber outbuildings comprising a stable (currently used as a tool shed), studio, workshop and office. These buildings are ripe for modernisation and, subject to planning permission, could make an exciting new building.
