Description

Prime, loch-view building plot

A unique opportunity has arisen to purchase an exceptionally large building plot with beautiful open views across Loch Don. Extending to approximately 1.2 acres, the plot enjoys an elevated position in a picturesque rural location and has full planning permission for two semi-detached holiday homes, with parking for two vehicles each. Easily accessed from the main road, mains electricity and water are already available on site whilst a septic tank will be shared with a neighbouring property. The site includes the remains of a small black house, which once restored will provide a waste/recycling store for the two properties. T Also available at separate negotiation and already on site are a 1967 Airstream Travel Trailer, a Finnish hot tub and a sailing dinghy.

The village of Lochdon is a small hamlet situated only 3 miles south of Craignure and provides a primary school. There is a wide variety of wildlife in and around the area. Tobermory, the main centre of the island, is located some 23 miles north and has a secondary school, church, various shops and restaurants and also provides excellent sporting facilities. The Island of Mull also has excellent medical facilities including a hospital and dental surgery. The most accessible of all the Inner Hebridean Islands, Mull is only a two hour drive north-west of Glasgow and a 45 minute sailing from Oban. The island is wonderfully diverse, with towering sea cliffs, powder white sandy beaches and a large mountain range with the peak of Ben More rising to over 3,000 feet.

Planning Permission

Full Planning Permission was granted on the 14th January 2019 (Ref:18/02017/pp) for the erection of two semi-detached holiday homes and store conversation. Copies of this Planning Permission and approved plans are available on the Argyll Councils website or on request with the selling agent.

Please note: The residential accommodation hereby approved shall be used for short term holiday occupancy only and not as a main residence and shall not be occupied by any family, group or individual for a cumulative period of more than three calendar months in any one year.

Services

Mains electricity and water are already installed on site. Drainage will be private and to a shared septic tank with the neighbouring property to the east.

Travel Directions

On leaving the ferry terminal from Craignure, turn left and travel southeast along the A849 for approximately 3 miles. Continue along the A849 until you come to a sign for Lochdon and school speed signs. Immediately after the signs turn left, marked Gorten. Proceed along this road and around the bay until you reach Bayview Cottage and the plot is located just past the cottage on the left hand side.
