Description

We love the space and flexibility offered by this unique barn conversion situated on the outskirts of the popular village of Lingfield. Dating back to 1390, The Byre is one of the oldest buildings and Surrey boasting many period features throughout. It benefits from a spacious main residence and an additional detached annex. There is also a former piggery in the garden which could be converted into further living accommodation or a gym/home office.

The front door opens into a spacious entrance hallway with space to hang coats, a built-in cupboard for housing shoes and an interesting welly rack. The kitchen/breakfast room is ideally located in the centre of the home and benefits from a range of base and eye level storage units, wooden worksurfaces providing plenty of preparation space, an inset butler sink, Rangemaster cooker and an integrated dishwasher. There are double doors opening to the side and space or a fridge freezer and large dining table and chairs. A fantastic inglenook brick fireplace housing an open fire provides the perfect focal point for the double aspect sitting room.

There are two large bedrooms and a family bathroom on the ground floor. Both bedrooms are unique with one benefiting from a raised mezzanine sleeping area and the other, a beamed, vaulted ceiling. There is also a family room which has doors to the rear garden and a door to the garage. A utility room, large storage cupboard and cloakroom with walk-in shower cubicle complete the ground floor accommodation.

The triple aspect master bedroom suite is a real feature of this home. It boasts a large mezzanine and a room to the side which is currently used as a home office but could also be a walk-in wardrobe, or nursery/children's bedroom. The bedroom is complimented by an ensuite bathroom with a floor to ceiling window overlooking the garden.

The Byre also benefits from a detached annex which is perfect for guests, children or elderly relatives. It has a kitchen/breakfast room, double aspect sitting room, two bedrooms and a bathroom.

Outside, to the front there is plenty of parking and a triple garage. The westerly facing rear garden comprises patio seating area giving over to lawn, mature beds and is planted with shrubs. There is also a former Victorian piggery which is heavily beamed and perfect for conversion into further living accommodation, an office or home gym.

Location The Byre is located within a few minutes drive of Lingfield village centre and two local pubs within immediate walking distance of the house including the Wiremill Inn with a highly rated restaurant. There are plenty of facilities on offer to local residents. The village is served by two excellent coffee shops. The more nationally recognised Costa Coffee and the smaller, independent Rosies is popular with local families with young children. There are three award winning curry houses and an excellent Thai restaurant. Coughlans bakery is a recent addition to the village but is already a firm favourite with us! A Co-op and newly opened Tesco Local offer the opportunity to carry out a larger shop. The market town of East Grinstead is only 4 miles away and offers more extensive shopping facilities. The village is served by two public houses with the Star offering a fantastic garden and excellent menu. Despite only opening a couple of years ago Wee Ones Nursery has a growing reputation and the village school is popular. Lingfield College is a highly regarded co-educational independent school. Imberhorne Senior school is within catchment and is rated outstanding by Ofsted.

Lingfield boasts an all weather racecourse and National Trust facilities are located locally at Wakehust Place and Standen House. Hever Castle is also only a short drive away. For those interested in golf and fitness, Chartham Park can be located within a short drive.

The mainline station offers regular services to East Croydon, London Bridge and Victoria. The nearby M25 is accessed at Godstone Junction 6, offering easy access to London, Brighton and Gatwick airports.
