An exceptional country residence set in the beautiful village of Sedlescombe with approx five acres of wonderful grounds that are surrounded by picturesque bluebell woods.

The property sits in an elevated position and the landscaped garden offers an idyllic setting with far reaching views across the grounds with expansive lawned areas, relaxing patio terraces and heated swimming pool and pool house with changing room.

Approaching the property is a private driveway secluded by mature trees and shrubs to the front. There is parking for several vehicles and a double garage, which currently has planning permission to add an annexe.

This stunning five-bedroom property is double fronted with a brick and tile façade and offers versatile accommodation.
You enter the property into a spacious reception hall with a large study and bedroom either side to the front.

To the rear of the house is a 17'11 x 17'4 family reception and dining room both leading out to a large patio terrace. Leading from the dining room is the fitted kitchen with views over the garden and pool area. There are a range of fitted units with stone work surface, Neff appliances and a feature Rayburn inset within a chimney.

Extending from the kitchen is a utility area with fitted units in keeping with the kitchen and a rear hall providing access to the garden. There is also a stunning shower room on the ground floor, which is fully tiled with a wonderful contemporary suite.

On the first floor you will find the master bedroom with walk-in wardrobe and fitted en-suite shower room, along with three further spacious bedrooms.

The fitted family bathroom is also on the first floor and has a free standing roll-top bath with chrome mixer taps and telephone style shower.

There is also a cellar with restricted height measuring 14'5 x 12'9.

To the rear of the house is a large paved patio terrace ideal for relaxing and taking in the beauty of the grounds. This terrace leads to the heated pool with paved surround and pool house. The garden extends to the rear with mature trees and shrubs laid throughout covering approx 5 acres (tbv). There is a small paddock are and a bluebell wood wrapping around the border.

The current planning permission offers the option of adding an annexe to the garage area, which could provide extended living accommodation or the potential of a commercial venture. There was also previously planning for a barn in the grounds, which if re-visited could also provide a diverse range of options (subj. Pp).

Sedlescombe is a charming village located approx. 6 mile north of Hastings. This historic village is made up of a number of period properties surrounding the village green and provides a strong community feel, primary school, local shops and eateries.
The neighbouring town of Battle grew up around the historical Battle Abbey which is now an English Heritage site where you can experience the battle through dramatic film, audio tours, interactive exhibits and walking the battlefield. Here you will find a wide range of shopping, leisure and banking facilities.
Being just 6 miles from Hastings and St Leonards-on-Sea there are many attractions on your door step, both architectural and cultural. The fantastic Hastings Pier (recently named Pier of the Year and winner of the highly prestigious riba Stirling Prize) hosts numerous live gigs and shows; it is an iconic place to visit, Jimi Hendrix, Pink Floyd and The Clash having played there. The town also hosts the Hastings Half Marathon, the Jack in the Green Festival, Hastings Beer Festival, Coastal Currents, the Old Town Carnival and three seafood festivals.

Looking for an evening out? The Electric Cinema in Old Town is great as is Kino-Teatr, which houses an independent cinema, theatre, the Baker-Mamonova Gallery, bar and a Lebanese restaurant. It rubs shoulders with great local wine bars and award-winning pubs and restaurants (try The Crown, Penbuckles, Judges, Queens Deli, The St Leonard, Dragon Bar and St Clements). Excellent local shops in Old Town with a variety of independent retailers. Close by in St Leonards there are many places specialising in vintage furniture/lighting and clothing on Kings Road and Norman Road. Superb cafés like Fika and Sea Kale serve great drinks and food, using locally sourced ingredients, including fish caught that day from the fishing beach and prize-winning world-class wines from the many vineyards nearby.

Robertsbridge and Battle railway stations are close by with direct links to London Charing Cross and Victoria, as well as Hastings and Brighton. The A21 also provides direct access to Hastings, Tunbridge Wells and the M25
