The Property The cottage is approached via a passageway to the side of Pilchards to the courtyard where you will also find Lavinia Cottage and rear of Smugglers Corner. The living room has the most impressive fireplace (not currently in use) with flagstone slate floor and oak lintel. The surprisingly high ceiling has ovolo moulded beams and multi-paned sash window which allows in the afternoon sunlight. A sliding part glazed door leads into the small kitchen which has a stainless steel sink with cupboards under, display shelves and room for a cooker and fridge. A door from the kitchen leads into the bathroom with a panelled bath and pedestal wash hand basin.

First Floor From the living room the turning staircase with slate paved bottom steps leads to the larger double bedroom on the first floor which has a wonderful tall multi-paned sash window with deep window seat. There is a built in airing cupboard with panelled doors and linen cupboard under and a wash hand basin. The second bedroom also has the beautiful tall multi-planed window with window seat. A separate WC completes the first floor.

Outside To the side of the cottage is small storeroom, measuring 9'3 x 3'9. The passageway and courtyard belong to Lavinia Cottage and there is a right of access across both to reach to the cottage.

St Mawes With some of the best day sailing waters in the country, the exclusive resort of St Mawes has been a well loved holiday destination for generations. With three village beaches, sheltered working harbour and stunning coastline, the village has much to offer. St Mawes is the home of Olga Polizzi's legendary Hotel Tresanton and the newly refurbished Idle Rocks, along with boutiques, galleries, eateries, watering holes and sailing club. More practical daily needs are met with a grocery store, butchers, bakers, seasonal fish stall, post office, pharmacy and surgery.

The Roseland The Roseland Peninsula is an Area of Outstanding Natural Beauty with stunning countryside and popular stretch of the South West Coastal Path, rolling landscape of National Trust land and pretty harbour villages. The cathedral city of Truro, with a wide range of commercial facilities and direct rail link to London is 19 miles away and Newquay airport is less than an hour's drive.
