Description

Kestrels is a magnificent early 18th Century Georgian masterpiece, listed Grade II* due to its exceptional façade and intricate internal detailing. It occupies an enviable position within the pretty and quaint village of Easterton.
The Queen Anne style Flemish bonded brick façade leads through into an elegant and partly panelled hallway which offers the first glimpses of the period charm with the ornate plasterwork ceiling and wonderful staircase. The two formal reception rooms are both panelled with a number of discrete cupboards and charming display cabinets. Both enjoy two sash windows, charming window seats and central fireplaces.
The drawing room is a double aspect room with access to the gardens, a working fire and generous ceiling heights. To the rear of the property is the the family room, kitchen/breakfast room, utility, pantry and cloakroom. The kitchen has a range of fitted units. Stairs lead down to the cellar with original brick flooring and housing the oil boiler.
Rising the elegant spindled staircase to the first floor it is informally split into two sections the front of which has two beautifully proportioned bedrooms. The rear section provides an opulent master suite with dressing room, en suite shower room and wardrobes. The fourth bedroom and two family bathrooms conclude this floor. The spindled stairs continue to the top floor where you will find two further double bedrooms with wonderful exposed ceiling beams and a generous storage room.

Situation
Easterton is a small village set between Market Lavington and Urchfont on the northern edge of Salisbury Plain. The village has a church, primary school, village hall and pub with further amenities in the nearby village of Market Lavington. There are well regarded schools in the area including Dauntsey's, Marlborough College and St. Marys, Calne. The historic market town of Devizes is about 6 miles away and offers a wider range of services and amenities. The M4 motorway to the north and the A303 leading to the M3 to the south, Westbury and Pewsey provide direct links to London Paddington and the South West. The Pewsey Vale is designated as an Area of Outstanding Natural Beauty and the unspoilt nature of the surrounding countryside makes it ideal for walking, riding and other country pursuits.

Outside
Kestrels is on the cusp of the beautiful village of Easterton, well regarded for its peaceful feel and strong social community. The formal gardens surround the house have been beautifully laid out including a large circular central pond, a low walled garden to the front with incredible climbing wisteria, box hedging and rustic path with both flower beds and mature trees. The larger formal walled garden is a beautiful decorative garden with rose beds, parterre box hedging, established wisteria, bay trees, herb beds and a large croquet lawn with espalier fruit trees surrounding.
The walled garden continues via raised vegetable beds onto a further walled section leading to the heated outdoor pool. There are rudimentary changing facilities which could easily be replaced to house further changing and showering facilities. The property also has a fully enclosed paddock with post and rail fencing and independent vehicular access ideal for horses.
Electrically operated double gates lead onto a generous parking area and then the former Coach House. This beautiful Coach House has a cut stone roof and incorporates two electrically operated garages with generous store rooms to either side and a more recently added stable block to the rear which has three stables, tack room and storage.
