3 seperate parcels of fertile farmland currently all in productive grassy pasture but equally capable of inclusion in an arable rotation and set predominantly south lying in the North Devon coastal belt between Woolacombe and Ilfracombe having road frontage and mains water. Lots of 5,16 and 38 acres.

The lands are all set with road frontage to the public highway that runs from the B3343 Woolacombe road after it branches of and runs down through Lincombe to Lee Bay.

One of the lots at its northern section runs up to land owned by the National Trust, stunning coastal scenery with rugged cliffs over which passes the Devon and Somerset coastal footpath.

Barnstaple the ancient borough and administrative centre for North Devon is some 14 miles to the south-east where there is direct access onto the A361 North Devon Link Road providing improved access to and from the North Devon area.

As mentioned the lands are just 4 miles east of the coastal resort of Woolacombe with its expanse of sandy beach itself running southwards towards Putsborough noted for surfing and swimming.

The current owners claim annual payment under the Basic Payment Scheme and these will be transferred to a purchaser upon completion of the sale, although the claim made in 2019 will be reserved to the seller and any transfer will take place to enable a buyer to claim for the year 2020.
