Kaolin Court is a group of new homes in Forest Hill, built around a shared courtyard garden. It was conceived by House of Tuesday, a collective who strive to build socially aware communities through new developments.

House of Tuesday was set up by Robert and Jessica Barker, founders of Stolon Studio Architects. Building on their own experience of living in a mews of their own design with their family, also in Forest Hill, they create well-designed places to live that promote well-being.

Kaolin Court is equidistant from Forest Hill and Honour Oak Park stations, a short ten-minute walk in each direction. Approached from a quiet residential road, the striking terracotta tile-clad buildings form an archway that opens into the courtyard. There are nine houses and apartments including two live/work spaces, one of which is used by Stolon Studio. Each building is angled to allow the maximum amount of sun into the gardens, creating a striking series of vaulted roofs.

This house lies to the back of the courtyard. Each has its own patio area and outside bike storage, with direct access to and use of the central courtyard garden. The houses face inwards, but have been cleverly designed so as not to overlook each other. Long floor-to-ceiling windows fill the inside spaces with natural light, and have been carefully placed to frame the sculptural angles of the surrounding buildings.

On the ground floor is a large living room and open plan kitchen/dining room. The space is segmented by the stairs and a smartly concealed utility room.

Upstairs, three double bedrooms and a family bathroom lead from a light-filled hallway. The master bedroom has a dressing room an en-suite bathroom. All of the houses at Kaolin Court have been designed to be extremely efficient to run with underfloor heating, high levels of insulation and triple glazing.

Forest Hill has become a very popular area of south-east London with the help of the London Overground extension. As a result, there are plenty of very good independent cafes, restaurants and pubs in the immediate area. The Horniman Museum and Gardens is a very popular destination for young families, with a child-friendly café, anthropological museum and farmers’ market every Saturday morning. The centres of Dulwich and Peckham are within easy walking distance.

There are a number of Ofsted rated ‘Outstanding’ primary schools in the Forest Hill area, and all are at least rated ‘Good’. It is a short drive to many good Private schools in Dulwich.

Forest Hill Station runs London Overground services to Highbury & Islington via Shoreditch High Street and Canada Water (for connections to the Jubilee Line). Southern Trains runs direct services to London Bridge with a journey time of around 20 minutes.
