Main Description:
The House:
Positioned to the head of a cul-de-sac, within a high calibre road just off Chorley New Road in Heaton, which has been one of the most popular postcodes within the Bolton area during the last 12 months. This home includes a large single storey extension to the rear, making the ground floor space a whopping 2365 square feet. This area is configured with three individual reception rooms (lounge, study and media room), with the addition of an incredible open-plan living area with bi-folding doors at 20ft wide opening onto and overlooking the patio and garden, with views beyond.
There are also creature comforts such has separate utility, pantry, ground floor cloakroom and integral double garage. To the first floor there are five bedrooms, the huge master bedroom including twin dressing rooms and four piece en-suite. Bedroom two is an excellent double, with en-suite shower room, and two of the further three bedrooms are a double size. Given the size of the single storey extension it may be possible to extend to the first floor to enlarge the bedroom accommodation if desired.
This property offers an excellent standard of presentation and some outstanding features are the vastly important open-plan living space, large master bedroom, pleasing views, level garden and a surprising level of privacy.

The Area:
Hillside is a cul-de-sac just off Chorley New Road, nestled within the heart of Heaton which is regarded as one of the premier locations within the town. Important transport links such as Junction 5 of the M61 serve the town well and is 3 miles away, whilst Lostock train station is on the mainline to Manchester and is around 1.5 miles away. We therefore find that many people settle within the area who shop and socialise towards the city, whilst the immediate area itself includes a number of popular pubs and restaurants, gyms and the choice of several golf courses.
Just outside of Heaton, Old Kiln Lane leads towards Chorley Old Road (approx 2 miles), which provides further access towards a stretch of the West Pennine Moors and the Smithills Estate, which has recently been purchased by the Woodland Trust. The area therefore strikes a superb balance of access to rural areas within around two miles coupled with the excellent transport infrastructure as mentioned previously. Finally, it is worth nothing that there is a choice of popular schooling, both state and private, with the consistently popular Bolton School Estate just under a mile away.
