Nothop Hall has everything you could expect of a small village with the added advantage of being within easy reach of larger towns for the facilities that sometimes become necessary. Access to the A55 is simplicity itself, putting all the major conurbations of the area within easy striking distance for shopping, commuting or whatever else you need. The ‘front’ door is found mid way along the side elevation, nestling in its recessed porch which offers protection from the elements for the door and for you as you fumble in the dark for your keys on a winter’s night. Opening this door allows us into the inner hall where immediately on the right is the bathroom.

This has been adapted for the needs of the less able bodied among us and is fully tiled throughout. The main suite comprises a pedestal hand basin and lavatory, the floor having been prepared for its role as a wet room with the shower unit being placed in one corner and surrounded by full length curtains. A folding seat and various additional safety handles are mounted on the wall in the shower area but could be simply removed if not wanted.

On the left at the top of the hall are two doors each giving access to one of the front facing bedrooms. The first of these is quite simply what you would expect; a squareish room with a large picture window overlooking the front garden and offering sufficient space to become a comfortable double bedroom with various additional items of free standing furniture.

Adjacent to here, its twin offers the convenience of one complete wall of fitted wardrobes, removing the need for additional furniture and giving a pleasing sense of space which would, I suspect, lead to this being promoted to the role of Master bedroom, something it thoroughly deserves.

Next door to here we come to the lounge, where the spaciousness of this home moves up a gear. At almost 23 feet long this comes as something of a surprise, but a pleasing one none the less. Twin windows either side of the faux marble fireplace ensure there are no gloomy corners, while the living flame effect fire gives that comforting glow that no central heating can ever replicate however warm it makes the room. The feeling of light and space is further enhanced by the sliding patio style doors filling the end wall and which in turn give access to the delightful conservatory.

This features a practical and hard wearing wood laminate floor and has a large set of French doors opening onto the rear garden. The conservatory is of UPVC construction which will minimise maintenance while remaining attractive for years to come. To keep it bearably cool in the summer the roof features anti glare panels and a large electric ceiling fan, while the cooler months are dealt with by the large radiator which is part of the home’s central heating system. Stepping out into the garden reveals a large patio area beside the detached garage and adjacent garden shed before we move up to an area of decorative gravel with an attractive shaped lawn centred upon it. The whole is surrounded by broad beds featuring various shrubs and a sectional wooden fence.

Returning to the lounge a further door opens straight into the kitchen where, immediately to our right is the door to a walk-in larder. The rest of the room is laid out with a ‘U’ shaped configuration of units in front of the window overlooking the garden, while the electric cooker sits centrally in a bank of stylish units against the opposite wall. Storage space is plentiful and with the exception of a dishwasher, all the white goodies are present and correct although the automatic washing machine is evidence that this omission could be remedied if desired. The white UPVC back door opens onto the drive immediately in front of the garage, giving access to both the front of the home and the rear garden.
