Great Thorndean Wood is situated in a rural location a short distance to the south east of the village of Warninglid in the High Weald Area of Outstanding Natural Beauty. Haywards Heath with its comprehensive range of facilities and amenities, and mainline railway connection, is approximately four miles to the east. The national motorway network is easily accessible from the M23 approximately five miles to the north.

Great Thorndean Wood is situated in the High Weald Area of Outstanding Natural Beauty (aonb) and was purchased by the Woodland Trust in 2017. The Woodland Trust undertook an extensive planting program as shown on the Planting Plan contained within the particulars, which has transformed the land into a mosaic of permanent pasture, woodland and open space which is typical of the High Weald landscape.

The established Ancient and Semi-Natural woodland comprises a variety of broadleaf species and details of the species in the newly planted areas are summarised in the Planting Schedule included in the particulars.

The property is offered for sale as a whole or in lots with an overview of each lot provided on page four of the sale particulars. Please note, it is the preference of the Vendors that the property is sold as a whole and they reserve the right not to consider the sale of Lots 2-4 until Lot 1 has been sold.
Access

Great Thorndean Wood is accessed from Slough Green Road over a Right of Way shown shaded purple on the Boundary Plan. Please note, this Right of Way is at all times for all purposes with or without vehicles subject to a reasonable contribution towards maintenance according to user.

If sold separately, the purchasers of Lots 2,3 and 4 will be granted appropriate Rights of Way over Lots 1 and 2 as shown shaded brown on the Boundary Plan.
Management

The Woodland Trust have registered this site under The Woodland Carbon Code which is the uk's voluntary carbon standard for woodland creation projects. Under the scheme, access will be required by an independent verifier to confirm that the trees are thriving at five years after planting and thereafter every ten years. In addition to the above, the access track has been funded by the Forestry Commissions' Woodland Carbon Fund. The aim of this fund is to mitigate climate change through carbon sequestration, whilst achieving wider environmental outcomes in line with the UK forestry Standard. There are various conditions attached to this scheme and further details regarding these are available from the selling agents. Please note that a key condition is that from five years from planting, the stocking density in the newly planted areas must be at least 2,000 trees per hectare.

Lot 1 (Edged Green) - Offers in Excess of £120,000
Extending to approximately 10.33 acres and comprising 4.57 acres of Ancient and Semi-Natural Woodland, which runs along the eastern and southern boundaries and 2.37 acres of newly planted woodland which is surrounded by 3.39 acres of permanent pasture. An access track runs along the western boundary in a north to south direction.
Overage

The property is sold subject to an existing overage provision for a period of 25 years (23 years remaining) whereby if planning consent is granted for development a payment of 25% in the uplift in value will be payable to the beneficiary of this overage provision. Please note, there is a provision within the overage deed that allows up to two dwellings to be erected on the property without the overage being triggered, however, please note the restrictive covenants detailed below.
