Description

One of Central Harrow's finest Locations!

As you pull into Roxborough Road, a wonderful tree lined, residential turning in the heart of Harrow you notice how scenic & tranquil the street is.

Park on your private driveway & enter your home through your solid oak door complete with original stained glass windows, a true rarity these days. You are welcomed by an open hallway with large fully fitted storage cupboards & are met by double glass doors leading to your enormous kitchen / family room.

Through the kitchen we have a very spacious utility room offering washer & dryer, folding space and downstairs WC.
In our opinion, ideally utilised for home office or perhaps children's play area, perfect to watch them having fun as you enjoy this very well designed kitchen. With little investment this space could be transformed into a very special area indeed.

Double doors open fully, leading us to the rear garden. A deceptively large space. We have a patio area for those Summer night bbq's and with some tlc, you have a very lengthily garden, filled with sunshine. An added benefit is, directly behind your home is Roxborough Park, so your garden truly is an area of pure Zen. To walk the Dog's, you only need stroll 20 yards. Something you'll come to cherish in those colder months.

This space offers huge potential for further extension & roi, subject to planning permission.

At the front of the house we have our main, formal living area, complete with wooden floors and bay window.

First Floor

Upstairs boasts 4 double bedrooms & your family bathroom.

As we approach the landing, to our left we have our main Master Suite, totally separate to the other rooms.

We enter this very large bedroom which mimics the main living room below, complete with wooden floors, bay window and your en-suite bathroom.

To the right of the staircase we are greeted by 2 further double bedrooms, ideal for the children and our main family bathroom.

To the very rear of the property our 4th double bedroom which captures the afternoon sunlight perfectly. Ideal guestroom / home office.
(If the utility area is already taken by the kids)

The home also offers a very large loft space, which again, subject to planning permission may be available for further extension.

Location

Roxborough Road is my personal favourite street in the entire neighbourhood.

Incredibly convenient, as the center is just a stone's throw away. Harrow - On - The - Hill underground station (Metropolitan Line) is only 0.4 miles, so a very easy walk, connecting you to central London in under 30 minutes.

The street itself is beautiful. Very quiet, with most of it's residents having lived here for many years, you immediately have a real sense of community.

Roxborough Park is stunning, filled with options for all. A large open area so the Dog's can run around, plenty of nice walkways and a children's playground.

This house has been priced very well indeed and just like the current family have enjoyed for 14 years, will be a magnificent home for one lucky buyer!
