Harper & Stone are delighted to bring to the market Ancrum Cottage in the charming village of Muckhart. The property boasts two double bedrooms and has been fully refurbished throughout, creating a comfortable, country feel to this mid-19th century cottage.

Entry to the property is through a wooden gate at the side of the property from which a path leads to the front door. A welcoming reception hall provides access to each room in the cottage with a velux window allowing an additional source of natural light. Neutral décor and floor coverings throughout are an ideal blank canvas to put one’s own stamp on this delightful property.

Situated at the front of the property is the lounge. This is a large, bright room and has been newly carpeted recently. The kitchen is positioned adjacent to the lounge and has been fully upgraded to a high standard. The matt cream shaker style wall and base units have been thoughtfully fitted to maximise the space, and wood-effect laminate worktops a complementary and practical for daily use. There is a four-burner electric hob and oven, as well as space for additional appliances. Velux windows in the kitchen allow for a natural flow of light.

Both bedrooms are generous double rooms, one with an outlook to the front of the property and one with a view of the rear garden and Ochil Hills. It should be noted that the current fire places have been boarded over in both bedrooms and the lounge, however could be reinstated or wood burner installed if desired.

Completing the accommodation is the family bathroom, which has also been newly fitted to a high standard. A white three-piece suite comprises an electric over bath shower, WC and wash hand basin, with the addition of a heated towel rail.

The property benefits from timber framed double glazed sash and casement style windows, while heating is by way of electric heaters throughout the property, which have the benefit of being individually controlled to help ensure efficiency.

Externally, the property boasts a lovely, fully enclosed North-facing rear garden with a sloped area which could be used for soft planting or a vegetable/herb garden. There is also a level area laid to lawn at the top of the garden for a safe area for children to play or for a seating area to entertain and enjoy the evening views. There is easy on street parking just outside Ancrum Cottage.
