Originally built as accommodation for the former RAF base at Saxa Vord, the property forms part of a residential estate within easy reach of an excellent range of amenities including a school, leisure centre with swimming pool, and several local shops.

In addition to three double bedrooms, the double glazed accommodation also includes a generously proportioned living / dining room with uPVC double glazed conservatory off, a good-sized kitchen, bathroom and separate toilet, plus a handy box / utility room. Fenced garden area plus single garage conveniently situated next to the house.

The island of Unst which has stunning scenery, lots of interesting bird and wildlife, numerous places of interest and beautiful beaches, is connected to mainland Shetland by a regular ro-ro ferry service which runs via the neighbouring Island of Yell.

General Information
58 Setters Hill forms part of a residential estate originally built as accommodation for the former RAF base at Saxa Vord on the island of Unst, Britain's most northerly inhabited island.

The estate is situated at Baltasound in the middle of the island, on the east side overlooking the voe of Balta Sound. Being the main population centre, Baltasound has an excellent range of local amenities which far exceed what might usually be expected for an island of this size in such a remote location, these including a school, superb leisure centre / swimming pool, several local shops (one with fuel), a post office, garage, hotel & marina.

Unst is connected to mainland Shetland by a regular ro-ro ferry service which runs throughout the day from Belmont at the south end of the island (approximately eight miles) via the neighbouring island of Yell (approximately 10 minute crossing to Yell; approximately 20 minutes crossing from Yell to mainland Shetland).

Unst has many places of interest in particular Hermaness Nature Reserve, Keen of Hamar Reserve, fine beaches at Norwick, Skaw & Westing, Muckle Flugga, Muness Castle and the Unst Boat Haven & Heritage Centre.

Shetland is linked to mainland Scotland by an overnight ferry service from Aberdeen operated by Northlink Ferries (). Loganair operate direct flights from Sumburgh at the very southern tip of Shetland to Aberdeen, Edinburgh & Glasgow (). Islanders are currently entitled to discounted air fares under the Air Discount Scheme.

58 Setters Hill Estate is fully double glazed with uPVC windows and doors. Heating is by electric storage heaters. The sale will include all carpets and other fixed floor coverings, curtains & blinds, and light fittings, along with the freestanding white goods. The furniture is also included in the sale.
