Description

A spacious and contemporary detached house in an elevated setting offering bright and airy open plan living accommodation with two balconies taking full advantage of the delightful views over the Painswick Stream and an adjacent wildlife pond. The property has been finished to a high standard including hardwood joinery and underfloor heating throughout.

The accommodation is laid out over three floors with the entrance hall/study area being on the upper most floor along with the two integral garages. The principal living accommodation is situated on the middle floor with a sitting room, dining room and generous kitchen/breakfast room all opening to one another. A partially sheltered balcony is accessible from the breakfast area with a second balcony off the dining room. There are steps leading down to the garden from both the kitchen and utility rooms.

There are four bedrooms on the ground floor, two of which offer en suite facilities whilst a family bathroom and first floor cloakroom completes the accommodation.

Outside, the gardens have been landscaped to make the most of the slope of the land with a path leading down from a level lawn bordered by shrubs to the side of the spring-fed wildlife pool. There is off street parking for several vehicles to the front.

Situation

Painswick, the “Queen of the Cotswolds”, is a thriving community nestling in a delightful Cotswolds setting. Constructed of mellow locally quarried stone, the town has many beautiful buildings dating back as far as the 14th Century. The Village offers a playgroup and primary school with many secondary schools being available in the surrounding towns in including boys and girls grammar schools in Stroud. Recreational opportunities include tennis, rugby and bowls clubs with many other groups including badminton and amateur dramatics meeting at the Painswick Centre. Painswick Churchyard is famous for its impressive array of table tombs and its 99 yew trees about which folklore holds that if a 100th should grow the devil will pull it out. There are several local shops, galleries, tearooms and restaurants in the village whilst a wider range of retail outlets are all available in nearby Stroud.
