Description

Behind the attractive facade of 1 Cotswold Place, lies an equally fascinating interior, set over three floors and full of character as you would expect with a Grade II listed building dating from the 18th c. Attached at ninety degrees to its neighbour, 1 Cotswold Place has the advantage of dramatic south westerly views down the Chalford Valley, while in one corner of its plot is a really versatile self contained studio, on two floors, with the property's parking space beside it. With a fresh cheerful feel and clever use of colour, 1 Cotswold Place immediately gives off a positive feel. The ground floor of the house is taken up with the sitting room, kitchen/breakfast room, a study alcove and the utility room. At first floor are three bedrooms and a shower room with a fourth room used as a reception room with double french windows to a sheltered terrace. The master bedroom is on the top floor with a dressing room and bathroom en-suite. Off the latter, there is an extensive boarded attic. Outside the majority of the garden is at the side and rear. The latter is private, mostly lawn and dotted with potential seating areas from which to admire the view, as the sun goes down on a summer's evening.

Location

1 Cotswold Place is situated near the heart of this special village. Chalford Hill is conveniently located east of Stroud, west of Cirencester and south of Cheltenham and is characterised by its collection of old buildings (large and small) and narrow lanes which deter passing traffic and give those parts of the village a peaceful, timeless atmosphere. Popular, especially with young families - it has an excellent primary school, community shop, pub and sports and social club including tennis courts. The village even has its own festival - Chalfest. There are lovely walks in the vicinity on a network of public footpaths and the hills are popular with cyclists! London is normally under 2 hours by car or about 90 minutes from Stroud Station into Paddington. The town is the largest locally, with 4 major supermarkets, an award winning Saturday Farmers Market and a good range of independent retailers. Stroud also has a strong artistic heritage with Film and Book Festivals among others and a well supported provincial theatre. Bristol, Bath, Cheltenham, Gloucester and Swindon are all within commuting distance of here and junction 13 of the M5 motorway about 15 minutes drive.

Directions

From Stroud proceed west on the A419 towards Cirencester. After about two miles turn left immediately after Chalford Church, proceed up Old Neighbourhood and turn right into Abnash, then bear left at the three way split which becomes Burcombe Road. Continue to the far end and turn right down Middlehill, past Sawyers Electricians Shop (on the right), into Randalls Green and take the next right prior to the village school. Follow this unmarked lane a short distance, bear round to the right and 1 Cotswold Place is on the right.

General Information
