This stunning Grade II Listed farmhouse is brimming with Kentish charm with its exposed oak beams, some intricately carved with figurines, exposed brick floors, studded oak door, vaulted ceilings and inglenook fireplaces. Knock House presents a rare opportunity to own a piece of Kentish history.

Knock House is believed to date back to the Saxon times with deeds from 1194 when the property was given to the Abbot of Robertsbridge. During the Napoleonic wars, when there was a threat of invasion, the Military Canal was dug and every house along its course from Winchelsea to Hythe seems to have been a barracks; Wellington was supposed to have had his headquarters at Knock. And on sunny days, so the story goes, he sat on the great stone with his spyglass watching the men at work. And sure enough, there is part of the stone worn smooth as the wooden seat of a chair. But whether Wellington sat there or not, we know that many years later, John Piper the painter sat and painted the Marsh from this spot. As did Rowland Hilder, the landscape painter, who said he thought Knock was 'the most beautiful old Kentish farmhouse' he'd ever seen. 'Blakes Reach', the historical novel by Catherine Gaskin, describes the house so meticulously clearly that you cannot mistake the position as being Knock.

Positioned on a southerly hillside with uninterrupted views of beautiful countryside, Knock House boasts a ‘one of a kind location’ with the ancient Cinque port town of Rye 4.5 miles to the west, Tenterden 6 miles to the north and Ashford 12 miles to the North East.

The old oak door opens into an entrance hall with a brick and stone floor, sloping ceiling with extensive ceiling and wall beams. Through the entrance hall you come into the drawing room. This triple aspect room enjoys far-reaching views from all of the leaded windows as well as a partially vaulted ceiling contained reading area and inglenook fireplace with exposed brick hearth. Through an archway you enter the dining room where there is a flagstone floor and large inglenook fireplace with copper canopy and carved bressumer beam over-top. The library is accessed from this room through another set of stunning oak studded doors which boasts further exposed beams, oak carved doors and linen fold panelling. The kitchen is also adjacent to the dining room through a hallway with stairs leading to the bedroom accommodation and is a beautifully light and spacious room fitted with a range of contemporary style oak base and wall units with roll edge laminate worktop over and leaves ample space for a breakfast table. The utility room is also of a good size with boot room and space for appliances, the downstairs W.C concludes the ground floor accommodation except for the cellar, which is in itself a truly interesting space. Through the dungeon like door you descend into a large cellar with built-in brick shelving.

The staircase leads to the first floor with a split-level landing providing access to bedroom accommodation. The master bedroom is a spacious room with dual aspect leaded windows looking out over towards Rye and benefiting from a large en-suite bathroom. The second bedroom is also a spacious room with stunning vaulted ceilings, double aspect windows, countryside views and a further en-suite bathroom. Three further bedrooms, all of a good size, share a further family bathroom. To the top floor there is a sixth bedroom which has a pretty lead window with further stunning views.

Outside there are mature gardens to both the front and rear with raised vegetable patches, shrubs and flowers all enjoying an elevated position given far reaching views across the Kentish countryside towards the coast. There is also a further paddock and tennis court as well as a gated driveway which provides parking for a number of cars in addition to the two garages and further off-road parking for the annexe.

The separate 1 bedroom annexe is a beautiful building in its own right and has a wealth of character currently generating an annual rental income of circa £7,500 per annum on an Assured Shorthold Tenancy. The front door leads into a utility space with stairs up to the main accommodation. Here there is a living room with beautiful leaded window, a kitchen/breakfast room and bedroom both with dual aspect windows with views out onto the marshes and is completed by a bathroom with shower over bath.
