Georgian house set in mature gardens, a short distance from Auchterarder High Street
Linden Park sits in mature gardens and grounds on the outskirts, but also close to the heart of Auchterarder, with the High Street only half a mile away.
Auchterarder provides good day to day services including a supermarket, two butchers, bakery, post office, ironmonger, library, health centre and primary and secondary schooling, as well as a wide range of specialist shops. Nearby Gleneagles railway station runs daily services north and south, including a sleeper service to London, while Dunblane provides commuter services to both Edinburgh and Glasgow. Gleneagles Hotel offers a wealth of facilities including three championship courses: The King's, The Queen's and the pga Centenary, which was the course venue for the 2014 Ryder Cup.
Perth lies some 17 miles to the east and Stirling 21 miles to the south. Both offer a broad range of national retailers, theatre, concert hall, cinema, restaurants and railway station.
The cities of Edinburgh and Glasgow are both under 45 miles away by road, and provide international airports, railway stations and extensive city amenities. Independent schools in Perthshire include Morrison's Academy and Ardvreck in Crieff, Glenalmond just beyond; Craigclowan on the edge of Perth and Kilgraston and Strathallan near Bridge of Earn. Dollar Academy and Beaconhurst at Bridge of Allan are also within easy reach. The surrounding hills and glens offer many walks and the opportunity to enjoy the scenic beauty of the Scottish countryside and observe the native wildlife. Close to Gleneagles are Drummond Castle Gardens, regarded as among the finest gardens in Europe.
Linden Park was originally built as the manager's house for the nearby Glenruthven Mill, once a mill for luxury textiles but now a business centre. The Georgian character of the house combined with the well-presented accommodation is extremely appealing. Linden Park is situated in a tranquil setting to the south of the town of Auchterarder.
The house has a beautiful front door which opens into a bright reception hall with a stone staircase leading to the first floor. Internally the house has a dining room and drawing room which both overlook the garden. The drawing room has a fireplace, wood burning stove and cornicing. The large open plan kitchen/family room is through the corridor and at the back of the house. The kitchen has been recently refurbished and includes a range cooker and modern units. There is a WC and back door leading to the garden at the side of the house.
There are four bedrooms on the first floor, the master bedroom has an en suite and dressing room. There is a further library/bedroom and family bathroom. A play room/ bedroom 6 can be found on the second floor.
The house sits in 2.5 acres of private garden grounds which include a variety of trees and shrubs. Beside the house is a garage/barn which has a new roof and has potential to be converted into additional accommodation or an office, subject to the necessary planning.
Right of access The houses to the south of Linden Park have a right of access over the road leading to Linden Park.
