Built in 2003 and sitting on a plot covering almost half an acre, this contemporary 3 storey home needs seeing to be fully appreciated.

It’s approached via a driveway with parking to one side at the front and a raised section with decorative gravel and further raised flower beds of various plants and shrubs. A raised pathway circles the front of the home, leading to a small recessed patio area also accessed by French doors from the house.

The driveway continues down and along the side of the home past the ‘front’ door, coming eventually to the double garage with its electric powered up and over door and then a vehicle turning area beyond, where you can comfortably park a few cars.

The front door itself is impressive to say the least, in a heavy wooden Spanish style that gives us access to the even more impressive hallway. Featuring polished wood floors throughout, the overall impression is one of sheer size. This is largely by virtue of the full height ceiling right up to the third floor with the wooden staircases hugging the walls as it rises. The atmosphere set by the style of the door is accentuated by the colour of the walls and the extravagant use of bare wood, which is both eye catching and practical.

To our left we come into the main lounge, a deceptively large room with three big windows looking out over the front aspect, offering clear views over the Clwydian Range, weather depending obviously. There’s a beautifully crafted fireplace with an open dog grate for a real log fire, which should help create the mood for some lovely cosy nights in, that is if you’re lucky enough to get rid of the kids for the night!

From the lounge, a glass panelled side door leads into the adjacent smaller snug. In here a set of French doors open onto a very well sheltered front facing patio area, ideal if you love bbq’s and want to have them all year round. At the rear of the room is another glass panelled door leading into the kitchen.

Now this is where the wow factor really begins to kick in. Floored in a continuation of the polished wood found in the hallway, this fabulously fitted kitchen is spread around the inner walls, its units containing all the necessary storage, while a tower electric oven and halogen hob complete the ensemble. Set in the centre of the room is an arc shaped island separating this from the body of the room and featuring a twin sink unit in its centre. On the other side of the island is the dining area.

This easily accommodates an enormous dining table in what is actually a glass roofed extension to the side of the home, making a delightfully bright place for family meals or for entertaining the numerous friends that will be sure to come and visit. If this room gets a little warm in the summer, then windows at either end allow for a through draft to keep things very comfortable. Remember, this room will never get too cold because of the underfloor heating.

To the rear of here is an inner hall. This gives access to a utility room for all the laundry equipment, the fully serviced Worcester lpg gas boiler and pressurised hot water tank. Across this hall is a downstairs cloakroom with a Jack and Jill door arrangement, the other door opening back into the main hall at the foot of the stairs. This, plus many other features just go to show that some real thought has gone into making this home.

Another door from the inner hall takes us into the downstairs bedroom annexe. This contains a full sized double bedroom, dressing room and full en-suite, featuring, as is the same in all of this homes’ showers, a mains driven power shower. This would make this self contained unit ideal for an elderly relative or even a youngster who’s not yet ready to fly the nest but wanting a bit of independence in the safety of the family home – where mum or dad can still do their washing! You could add a kitchen area to this and use it for a small holiday let for an extra income, however, you may need permission from your local council first, so please check before you buy.

The last door takes us into a large conservatory. Originally conceived as a breakfast room and mainly serving the annexe, this now receives rather more use in its role as mini gym and games room. From jhere another internal door takes us into the double garage.

The garage offers ample room for two cars which is made easy for you to access them via the electric up and over garage door.

Returning to the hall and climbing the first of the imposing staircases, brings us onto the broad first floor landing.

Towards the rear of the home is a large double bedroom with dual aspects, kept very light via its three separate windows, two side facing and one rear. A doorway leads into the en-suite shower, shared via a very well planned Jack and Jill door arrangement with the adjacent bedroom to the front.

This bedroom is again a large double room, mirroring the TV lounge beneath in size and aspect. To the rear is a walk in wardrobe while to the front is a set of French doors opening out into the balcony, where you children, friends and family who stay in this room, can enjoy the views as much as you. Whoever designed this home was very thoughtful of others.

Finally on this floor is the main bedroom. This is accessed along a short corridor, off which is found the en-suite. Such a term does not do it justice. This is a large and opulent bathroom featuring a five piece suite of hand basin, lavatory, bidet, walk in power shower and separate spa bath. The only thing missing is a radiator but that is when you realise that this, in common with the entirety of the first two floors of the home, is fitted with under-floor heating.

As we enter the bedroom itself, there is a walk-in wardrobe to the right but again, the term is misleading. This is big enough to be called a dressing room as it is larger than many that I have seen laying claim to the name. Entering the bedroom itself is a revelation. Three large windows sited in the front elevation offer a panoramic far reaching view of the distant hills. To be honest, it’s the sort of view worth being poorly, just so you are able to stare at the Clwydian Range from your bed. Another French door in the side elevation opens onto the same balcony that is accessed from the adjacent bedroom. The idea of sitting out here in the summer and eating breakfast is my idea of heaven.

But there’s more…..the remaining flight of stairs rises up beneath the slope of the roof to the third floor landing. Along the corridoor we first come to the music room / games room, office / bedroom or whatever you need it to be! It’s a good sized room, especially when you think about the number of other rooms in this house. It’s very light thanks to the twin velux windows and being so far above the main section of the home, any budding drum maestros can bang away to their heart’s content, without causing any disturbance to anyone on the ground floor.

Next, a slightly smaller room with a single velux window, which is ideally suited to its current use as a home office. Both these rooms also have extensive storage space available in the eaves, accessed through small doorways.

At the far end we come to another en-suite to our left and it’s got the now expected power shower and obvious toilet and sink. Opposite here is yet another walk in wardrobe; like the others in this home, this is huge and very handy.

Last but not least we find the final bedroom. Not as large as the master on the floor beneath but in its own way, even more impressive. Masses of light flood in from the twin velux windows while in the gable end of the room, two picture windows are cut to follow the shape of the roof, giving it truly a startling view. In fact this is a view that I doubt I would ever tire of and one that will give pleasure for years to whoever is fortunate enough to move into this unique and characterful home.

Outside to the rear of the home is a raised garden that then opens up into one of the largest gardens in the area, in total the plot is approximately half and acre. That’s quite a good size until you realise that someone has got to mow it! That means it’s time to get down to a good lawn mower shop and buy yourself a little sit on mower….all of a sudden, cutting the lawn suddenly becomes a lot of fun. I must point out that you can access the back of the garden from another side road, if needed, which is always useful especially as it’s so large.

All in all this is a family home that is so versatile it’s almost impossible to think of a scenario to which it is not suited. Large enough to cater for the needs of a huge family, while giving them plenty of space to guarantee that no one is getting under anyone’s feet.
