What we think at the Zoe Napier Group This is a wonderful family home for those seeking the rural lifestyle within easy commute, set in wonderful countryside and with first-hand experience of the most amazing hacking for horse riding and country walks. For the equestrian enthusiast, it is worth noting that the main barn measures (in total) 5500 sq ft (approximately 28m x 18m) and we believe that it could be possible to gain planning for an indoor riding arena (subject to planning). Otherwise a great barn for additional internal Lodden type stabling.

What the Owners Say: We enjoyed 10 wonderful years at the farm from 2005 with a young growing family. What we particularly liked is that whilst the house made a great family hub and was a comfortable home, there were always plenty of rooms, outdoor spaces and outbuildings so we were never on top of each other. The peace, picking fruit from our own trees and making homemade crumbles, stabling our horses, became completely normal. The idyllic surrounding countryside also made for fabulous riding and family (and pet) walks. We have since moved on, being fortunate enough to acquire a larger family owned property nearby, Joslyns Farm is thus available with no onward chain.

History & Background A Classic and very well-presented Grade II Listed Five-bedroom farmhouse, offered with 6.7 acre and up to 22 acres available (15.3 by separate negotiation) with a substantial range of outbuildings, stables and storage barns for either agricultural or equestrian uses, accompanied by extensive parking and yard areas with its own surrounding acreage.

The farmhouse is recorded to date back in part to 16th Century with later additions providing comfortable living spaces enhanced by much of its exposed timber frame and impressive red brick fireplaces. Of note are the high ceilings on both the ground and first floors, not so typical for a property of its age but a welcome feature for taller occupiers! One staircase provides access to the main four-bedroom accommodation with two bathrooms and a separate staircase leads to the fifth 'guest bedroom' accompanied by a ground floor shower room. A traditional farmhouse kitchen with aga and three well-proportioned reception rooms for the living areas.

Setting & Location The property is situated on elevated ground within its extensive surrounding acreage which in turn is largely encircled by undulating farmland with sparse neighbouring properties along the quiet country lane. This is a regular route for horse riders with close access for Bridleways for miles of rural hacking including access (by annual subscription) onto 12 miles of farm horse rides belonging to Spains Hall Country Estate.

The house is discreetly nestled behind a high mixed hedge boundary onto the lane with separate access gates for the farmyard area, house and stables and separately for the top meadow with interlinking gated access to all the paddocks.

Great Sampford is a charming and historic farming village with a highly rated community primary school, village pub, Church and village hall. The village is central to the neighbouring villages of Radwinter, Finchingfield and Thaxted with close access for the main town of Saffron Walden for supermarket and high street shopping. The area is popular for those requiring International travel through Stansted Airport, National Rail services for London (via Saffron Walden or Audley End) and the M11 gateway for major road links.
