Situated in the heart of the farm beside the
tarmac road which leads to Ivy Cottage on
its southeast side, the first site is the stone
remnants of a former dwelling and outbuilding
in a copse of woodland. The wallheads and
gables remain in existence but there is no roof
on either building.

The site has vehicular access but no existing services. There is no planning permission in place nor any applications pending. It is considered possible that the site may have potential for residential development, subject to planning, but interested parties are advised to conduct their own due diligence with the planning department of Highland Council.

Lying on the south side of the River Lochy at the point where the River Spean, the outflow from Loch Lochy and the River Lochy meet, Kilmonivaig has a particularly bucolic setting but is easily accessible being 3 miles from the village of Spean Bridge, where the A86 connecting with the A9 to the east meets the A82 which connects Inverness with Fort William at either end of the Great Glen. Spean Bridge has a variety of services including a small supermarket/newsagent with cash atm.

Fort William (6 miles) is the principal centre of commerce serving the west Highlands and has a reasonably wide range of services and facilities including supermarkets, banks, professional services and a range of merchants and suppliers. Inverness – the capital of the Scottish Highlands -is 62 miles to the north of Kilmonivaig and can be reached in around 1½ hours by car. Inverness Airport is a further 8 miles east and can be reached in under 2 hours.

The West Highland railway line between Glasgow and Fort William provides rail connections to the area. This is widely regarded as one of the most dramatic and picturesque railway journeys in Europe. It also means Fort William is accessible by overnight sleeper train from London.

For salmon and sea trout fishing, the River Lochy offers some of the most classic fly fishing of any Scottish salmon river with a setting and backdrop which is reminiscent of Canada, Alaska or New Zealand in places. The purchaser of the available 1/16th share in the River Lochy Association is entitled to 2 weeks of fishing annually in perpetuity for 4 rods on the 4 private beats of the main stem of the River Lochy. In addition, the Association owns the salmon fishing rights on much of the Rivers Spean and Roy which provide the purchaser of the share with additional scope for local fishing opportunities.

In addition to fishing, there are wide ranging opportunities to rent red deer stalking, together with driven pheasant, partridge and grouse shooting within an hour’s drive of Kilmonivaig Farm.

For sea-fishing enthusiasts, boats can be chartered in Fort William to give access to excellent fishing for a variety of species in Loch Linnhe and the Firth of Lorne.

Beyond traditional field sports, Kilmonivaig is extremely well placed to explore the west Highlands. Fort William and Lochaber is regarded by many as being the outdoor capital of the UK with access to a wide range of activities including hiking, climbing, sailing, skiing, mountain biking, paragliding and a variety of water sports.

With a significant proportion of Scotland’s Munros being within an hour’s drive of Kilmonivaig, mountaineering and winter sports are widely available. This includes Ben Nevis and the Nevis Range Mountain Experience (including world championship mountain biking course) near Fort William and the Ice Factor activity centre at Kinlochleven.

Sailing is a feature of the area with the nearby Caledonian Canal connecting the Scottish east and west coasts via Loch Ness. There is an active local sailing club – the Lochaber Yacht Club – based in Fort William which hosts events and offers sailing tuition.
