Situation

Avondale is situated in Pamber Green, a small north Hampshire hamlet located in the centre of the triangle created by the local towns of Basingstoke, Reading and Newbury. There are shops and pubs in some of the nearby villages and the highly regarded Priory Primary School is in the adjoining village of Charter Alley. Nearby, the small town of Tadley offers sufficient facilities to cater for most day-to-day requirements. Each of the three larger towns offers an extensive range of leisure, recreational and educational facilities and large shopping centres.

Commuting is excellent with the mainline station in Basingstoke providing fast and frequent services to London Waterloo within about 45 minutes and junction 6 of the M3 and junction 11 of the M4 are 7 and 10 miles respectively.

The property

Enjoying a quiet location overlooking a paddock and woodland, Avondale is a stylish architect designed home offering exceptional family accommodation which extends to about 3,500 sq. Ft., offered in excellent order throughout.

On the ground floor the front door opens to a light and spacious reception hall with the staircase rising to the first and second floors. The dominant room is the exceptional ‘lifestyle’ kitchen/dining/family room which is fully-fitted and which overlooks the garden to the side and rear. Double doors open to the dual aspect sitting room with log burning stove and in addition there is a family room, a study, a utility room and two cloakrooms.

On the first floor there is a spacious master bedroom suite with three further bedrooms and the family bathroom. On the second floor are two further bedrooms and a shower room.

Outside

Approached through a gated private driveway serving just this and three other properties, there is a detached double garage (with electric doors) and ample parking. The front garden is laid to lawn and open plan, whilst the main garden, which lies to the rear and side, is fully enclosed and level and laid primarily to lawn. There is a terrace with sunken seated area close to the house and a further terraced area overlooking the paddock to the rear. There is also a children’s play area in the theme of a castle, inclusive of a slide and a sand pit. Large garden shed.

Services
Mains water, electricity and drainage. Oil central heating, underfloor on the ground floor and to radiators on the first and second floors.
