A stunning three bedroom barn conversion with well-presented and spacious accommodation set over one level. The property has lovely front and rear gardens, both of a very good size, a double carport and workshop. Forming part of a small conversion development nestled within semi-rural countryside, enjoying views of open fields.

The front door opens into an entrance hall which has a telephone point, radiator and loft access (potential for loft conversion STPP).

From the hall is access to the sitting/dining room which is double aspect with a window to the front aspect and French doors opening out to the garden. There is a feature full height brick fireplace with stone hearth and space for an electric fire inset (the chimney can be opened to fit a wood-burner), two radiators and TV and telephone points.

The kitchen can be accessed from the hall and sitting room and has a window to the front aspect. There is a range of fitted wall, base and drawer units, a one and a half bowl sink with mixer tap and drainer, ceramic hob with extractor hood over and eye level double oven. There is space/connections for a washing machine, fridge/freezer and dishwasher. There is also a radiator and the oil central heating boiler.

The spacious master bedroom has two windows to the rear overlooking the garden, TV and telephone points, radiator and an en suite. The en suite comprises WC, wash basin and shower cubicle. There is also a radiator and extractor fan.

The two further bedrooms are also of a good size with windows overlooking the front garden and radiators.

The family bathroom has a window to the rear aspect and comprises WC, wash basin, a bath with a shower over, extractor fan and radiator.

The property is approached via a shared courtyard which leads to a private drive which provide off road parking and access to the double car port. A path leads to the front door with neat lawn to either side bordered with flower beds. There is an outside tap and a gate provides side access to the rear garden.

From the drive is a door into the workshop which has a window to the front and light/power connected. The double car port also has light/power connected.

The rear garden is fully enclosed and backs onto open fields. Mostly laid to lawn with well-stocked herbaceous borders, there is also a good sized patio area with raised flower beds behind a feature stone wall, providing plenty of space for outside seating. There is an outside tap.

Granary Court is a small secluded development situated within a semi-rural hamlet about half a mile from the small village of Mudford which has a village shop and public house. There is a nearby award winning farm-shop about a 20 minute walk away in the neighbouring hamlet of Hinton. Mudford is within easy reach of the large commercial town of Yeovil, which has a wide range of cultural, leisure and shopping facilities. The Abbey town of Sherborne is also within easy reach which has a wide range of boutique shops, cafes, restaurants and two supermarkets. Both towns have excellent transport links with mainline train stations on the London (Waterloo) line. Schooling is also excellent in the area with a range of public and state schools for all ages.
