We have been advised that this impressive historic house dates back to the reign of Henry VII, although it is believed there are earlier references to the property in the Domesday Book. A number of references to the house in tax records for the area and dating back as far as 1688 and confirm that the property was a working mill for hundreds of years until it passed into private ownership in
the 1920's, when it was bought by a Captain H
M Harwood. At this time, Captain Harwood employed the well-known architects Darcy Braddell and Humphrey Deane to carry out extensive renovations and additions to the property in the fashionable Arts & Crafts style of the time. The result is a romantic, beguiling country house with many surprising and beautiful features.

Since purchasing the house in 2017, the current
owner has carried out extensive restoration work whilst maintaining, where possible, its original style and character. The interior has a spacious reception hall, with Dutch-style hequered floor and gently rising staircase to the first floor gallery. Three good reception rooms include a sitting room, with painted panelling and decorative plaster friezes, a beamed dining room, with adjacent silver room, and south-facing garden room looking out over the Italian-style courtyard and fountain. A stone flagged snug also has double doors on to the courtyard.

A bar provides a useful space when entertaining
and leads to a kitchen/breakfast room which offers practicality with contemporary styling, complementing the rest of the more traditional
presentation on the ground floor. It also looks
over the adjacent kitchen garden and
has access to a sheltered sitting area next to the
mill race. There is a utility room and a cloakroom
as well as a 12' square cellar.

The bedroom accommodation is arranged over two floors providing five bedrooms. Due to the mezzanine levels of the gardens the spacious landing has an arched glazed door opening on to the mill pond and its picturesque surroundings. The principal bedroom is a skilful extension and provides access to a balcony offering lovely views of the mill pond and south towards Bosham Channel.

Cutmill is a small hamlet just to the north of the
famous harbour-side village of Bosham, lying on the northern shores of Bosham Channel in a landscape of pretty historic waterside houses, many of them Georgian. The historic High Street
in Bosham leads to the Saxon Church depicted in the Bayeux Tapestry and to Quay Meadow, adjacent to the renowned Bosham Sailing Club.
There is an arts and crafts centre, a hotel, pubs
and cafes. To the north of the village there is a
post office and convenience store, as well as a
medical centre.

The cathedral city of Chichester is just 5.5 miles
away and offers a comprehensive range of amenities, a good selection of shops, cafes and
restaurants. It is also home to the renowned
Chichester Festival Theatre and award-winning
Pallant House Gallery.

Whilst sailing is considered the premier pastime,
other leisure activities include a number of golf courses, swimming and wind-surfing from various beaches along the south coast, as well as the many footpaths within easy access of the house offering stunning walks around the harbour.

The Goodwood Estate is approximately 9 miles
away, which includes a motor racing circuit,
aerodrome, private health club and hotel.

Bosham has a train halt which provides services
to Chichester and onwards to London Victoria and London Bridge. A fast service is available from Havant to London Waterloo. With easy access to the A27, there is good vehicular access to Portsmouth to the west and Brighton to the east, as well as the A3 to London via the Hindhead tunnel.

Outside impressive brick & flint walls and piers flank the entrance to a sweeping gravel driveway approaching the house and providing plenty of parking. The immediate gardens have been beautifully planted and landscaped to create a suitable setting for this picturesque house and borders are planted with an enormous variety of traditional perennials and architectural plants to provide colour and interest all the year round.

To the south, there is a loggia or covered garden
room with access to the Italianate courtyard with its two large south-facing arched windows looking out over the stream this has been a useful area for outside entertaining in the summer months.

The conservatory and snug both lead out to the italianate courtyard, a wonderful space for entertaining during the summer, surrounded by low brick & flint walls topped by neatly clipped yew hedging with a central fountain and decorative brickwork. Brick piers topped by stone baskets of fruit are designed to lead the eye from the courtyard and along a paved pathway to an ornamental lily pond and fountain in a formal
setting, surrounded by neatly clipped topiary.

A productive kitchen garden lies to the southwest,
also looking out over the mill race. To the north of the house lies the mill pond with a sheltered sitting area looking out over the water. A pathway leads north along the banks of the stream and past well-stocked borders to further areas of garden beyond. Ornamental streams and waterfalls running from the mill pond feed a lily pond to the north of the approach.
