The Woodmill is located approximately ¾ mile south of Cullompton Town Centre, an attractive town in Mid Devon, at the gateway to the Culm Valley, much of which falls within the Blackdown Hills aonb. It is 12.5 miles to the north east of Exeter and 18.5 miles to the south west of Taunton. The nearest railway station is Tiverton Parkway, 5 miles to the north, with regular services to London, Manchester and Exeter. 1990’s purpose built neurobehavioural brain injury rehabilitation centre for adults an acquired brain injury (abi) which closed earlier this year. Country Planning (Use Classes) Order 1987 (as amended). The property is not listed nor is it located within a conservation area. Brownfield site on the edge of the settlement boundary with an estimated developable area of approximately 1.4 acres with potential for redevelopment as a care home for the elderly, residential or other uses, subject to receipt of planning permission. The agricultural development land is in flood zone 3 and is likely to be sold with clawback arrangements under which the seller would receive a share of any future development value. Cullompton and its environs is targeted for significant housing growth, including the Culm Garden Village proposed for 5,000 new houses. There is an above average elderly population in Cullompton with a relatively poor quality of existing provision of care homes for the elderly, with no purpose built, future proofed care homes within 8 miles.
