Situation

Llwyn y Gorras lies between the villages of Mathry and Castlemorris, some 5 miles or so South West of the Market Town of Fishguard. There are two Public Houses, a Church, Community/Village Hall, a Cafe/Antique Shop and an Agricultural Store within a mile approximately.

The larger village of Letterston is within 3 miles and has a Post Office/Butchers, Grocery Store, Garage, Hairdresser and Newsagent/ Gift Shop, a Fish & Chip Shop/Restaurant/Takeaway, a Petrol Filling Station/Store and a Licensed Restaurant.

The National Park Coast Walk is about 3 miles away at Abercastle and the National Trust woodlands and sandy beaches at Abermawr and Aberbach are a short drive or bike ride.

Fishguard and St Davids have good Shopping Centres, Leisure Facilities with Swimming Pool, Hairdressing and Beauty Salons, Farmers’ Markets and Restaurants, there is a gp Practice, Dentists and Secondary Schools, Chapels, Parish Churches and the Cathedral. Both centres have well celebrated Music Festivals with International Artists.

The County and Market Town of Haverfordwest is the main administrative centre, and the location of the General Hospital. It has a good selection of National Chain Stores and Supermarkets, a Cinema, Theatre, County Library and Museum, The County Council Offices and The County Hospital at Withybush.

There are good road links along the Main A40 to Haverfordwest and Carmarthen and the M4 to Cardiff and London as well as good rail links from both Fishguard and Haverfordwest to Carmarthen, Cardiff, London Paddington and the rest of the UK.

The Multi Purpose Building at Llwyn-y-Gorras is approached off the Council Maintained District Road via a 400 yard hard surfaced track.

Description

The Multipurpose Building at Llwyn-y-Gorras comprises a detached concrete Portal Frame and Concrete Block built Agricultural/Multipurpose Building which has a pitched box profile roof.

The Building has overall measurement of 60' 6" x 20' 3" approx and is currently divided into 5 separate Pens each measuring 20' x 12' approx.

Directly to the fore of the Building is a grassed area which is suitable for storage/parking purposes.

In addition to the Building there is an area of Land including an access track over which there are Vehicular Pedestrian and Agricultural access Rights of Ways over the Land between points A & B on the Plan.

Directions

Directions From Fishguard, take the Main A40 Road South for some 3.5 miles passing the turning on the left signposted “The Valley Trecwn” and a third of a mile or so further on, take the first turning on the right towards Mathry Road. Continue on this road for approximately half a mile and upon reaching the “T” junction with the Letterston to Mathry Road, turn right. Continue on this road for 1.5 miles or so passing through the village of Castlemorris and a third of a mile or so further on, take the first turning on the left. Continue on this road for a few hundred yards and take the first turning on the right into Llwyn-y-Gorras. A hard surfaced track of approximately 400 yards or so leads into the Property.

Alternatively from Haverfordwest, take the Main A40 Road North for some 10 miles and in the village of Letterston, take the turning on the left at the crossroads, signposted Mathry and St Davids. Continue on this road for 2 miles or so passing through the village of Castlemorris and a third of a mile or so further on, take the turning on the left. Continue on this road for a few hundred yards and take the first turning on the right into Llwyn-y-Gorras. A hardsurfaced track of approximately 400 yards or so leads into the Property. Llwyn-y-Gorras Farmhouse is the first property on the right.

There are no services connected to the Property, although we understand that Mains Water and Electricity are available in the vicinity of the adjacent cottages at Llwyn-y-Gorras.

Rights Of Ways

Vehicular & Pedestrian Access Rights of Ways exist in favour of the Property over the hard surfaced Track off the Council Maintained District Road and the concrete plinth in front of the cottages.
