Peters and Co have pleasure in selling this 6 bedroom detached and extended former public house. It is now being completely converted to a very large family home set within 2 Acres of land. A large plot with extensive parking on both sides of the road and a 1.7 acre field at the back of the house. There are greenhouses, various outbuildings and wood storage too.

The field currently is used for growing vegetables and has some established beds that the current vendors grow in, I was even given some to try…delicious!

The house itself is very conveniently situated on the main A485 to Lampeter. It is on the regional T1 bus route to Carmarthen and in the other direction as far as Aberystwyth – free on a Saturday. Secondary school & College buses also stop here.

If you are looking for a secluded getaway then this property may disappoint. If you are looking for easy access to town without the hassle of hard to find, tricky to get to places but with lots of space then this home may be for you. The house is huge…this is not an exaggeration. The house has 6 double bedrooms and more if required. It has three kitchens all with wiring for cookers, sinks etc. However, these could be changed into other rooms depending on your requirements.
The house would work for multi-generational families, for bed and breakfast or "Air bnb" as all the rooms that could be let have their own entrance and exit. Alternatively, the building could be split into two fully functional homes one with 5 beds the other with 2….or any other configuration that the mind can muster.

The house has nearly all new UPVC windows and doors with a couple of exceptions - that in vendors view did not need replacing. It has had a brand-new boiler and radiators together 4-inch internal insulation on nearly all of the external walls. The main roof space has also been insulated. It is in reasonable décor and could be moved into straight away.

It is not a new building, earliest recordings are in 1871 when Margaret Davies, who married John Issac was awarded a license for selling beers, wines and spirits at the Stag and Pheasant Inn. Margaret died in 1924, John 5 years later. Just for interest! The pub closed in 2006 and was turned into a home in 2017.
