Agents note The Self-Builder of a Self-Build Plot must enter into a Deed of Covenant which contains the following covenants:

1.The Self-Builder must use reasonable endeavours to make an individual planning application for their Self-Build Plot within 8 months of the date of purchase;

2.The Self-Builder must use reasonable endeavours to commence building works on the Self-Build Plot within 8 months of the date of obtaining planning consent;

3.The Self-Builder must use reasonable endeavours to achieve practical completion of the Self-Build Unit within 30 months of commencement of the building works;

4.The Self-Builder will plant such trees, shrubs or other plants as required in accordance with any landscaping plan in place within 12 months of the date of practical completion of the Self-Build Unit;

5.That the Self-Builder will not use the Self-Build Plot for any purpose other than for the construction of one Self-Build Unit which will be the sole principal residence of the Self-Builder;

6.The Self-Builder shall remain the occupier of the Self-Build Unit as their sole principal residence for at least three years from practical completion of the Self-Build Unit and not 'let' or rent the whole property within three years of completion of the building works as detailed in their planning permission save that this covenant shall not apply to any mortgagee or chargee of any dwelling or dwellings on the Property nor to any receiver appointed by any such mortgagee or chargee to the intent that any such mortgagee chargee or receiver may deal with or dispose of any dwelling or dwellings on the Property freed from the said covenant and on the basis that any person deriving title through or under such mortgagee chargee or receiver shall not be bound by the said covenant.

7.The Self-Builder will become a member of any management company.
