A beautifully presented cottage with versatile outbuildings and far reaching views.

Bangor-on-Dee 1 mile, Overton-on-Dee 2 miles, Wrexham, 6 miles, Chester 19 miles, Crewe station 28 miles.

Althrey Cottage is located between the popular villages of Bangor-on-Dee and Overton-on-Dee, about 3 miles from the England/Wales border.

Bangor has a shop, two pubs, a doctors surgery, dental practice and a handsome church, St Dunawd, dating from about 1300, which stands on the site of an earlier monastery. The village sits adjacent to the River Dee, a well-known salmon river.

Today the area is perhaps best known for its national hunt race course which hosts various events throughout the year.
It is well placed for the commuter with access to Chester via the A483 trunk road linking to the motorway network linking the main north west conurbations. Crewe station which is used by London commuters is 28 miles away.

There is a range of school options locally with a village primary school, a secondary school at nearby Penley and well regarded independent schooling at Ellesmere, Moreton Hall and in Chester.

Overton-on-Dee offers a further range of services, including a doctors surgery, a garage and a well-regarded butchers. Possibly one of the regions best pubs, The Boat Inn, is located 4 miles away in a delightful riverside position at Erbistock.

Althrey Cottage is a delightful country cottage which is believed to have been built about 30 years ago, in an excellent location with far-reaching views towards the Welsh Hills. It is beautifully presented and combines traditional styling with the attributes of modern design and construction.

The front door opens into a porch and entrance hall with an oak floor and stairs to a first floor gallery. The sitting room offers excellent entertaining space and has a brick fireplace with a wood burner and French doors opening onto the garden.

The kitchen has a good range of fitted units, with granite work surfaces, a breakfast bar and a Rangemaster cooker. It opens into the dining room with doors to the garden and the entrance hall. An inner hall serves two ground floor bedrooms sharing a bathroom.

On the first floor is a principal bedroom suite with an en suite bathroom, dressing room and a sitting/study area and a further bedroom with an en suite shower room.

The house is approached from the road via a gravel drive leading to a parking area in front of the outbuilding. The outbuilding is an attractive brick and slate structure incorporating garaging and storage. It offers flexible space which, subject to the gaining of the necessary consents, might provide guest accommodation, a gym or home office.

The delightful well-maintained gardens are situated at the rear of the house. Beyond is an orchard/small paddock which in the past has been grazed by a neighbouring farmers sheep.

The total area is about 0.7 acres.

Photo Voltaic panels are fitted to the roof of the double garage and outbuildings. These provide an index-linked income of approximately £1,700 per annum for about the next 11 years.
