The Location

The old village of West Chiltington stands on high ground, surrounded by the farmland and countryside for which this part of West Sussex is well-known, With its parish church, village pub and a picturesque range of historic buildings, the village has a strong community spirit and the Old Post Office & Stores is great for day to day needs. Within a short drive, Storrington's busy centre has traditional shops, coffee shops and hsbc & Barclays banks. There are restaurants and takeaways, as well as a Waitrose store (John Lewis Collection Point) and Costa Coffee. Neighbouring Pulborough has larger Sainsbury's and Tesco stores. There is wonderful walking and riding country right on the doorstep and leisure facilities in the area include golf and tennis clubs, with gliding at Parham Airfield, Leisure Centres are at Storrington, with swimming pools at Steyning & Billingshurst. Horseracing and the famed Festival and Revival motorsport events take place at glorious Goodwood, with watersports at the South Coast and sailing from Littlehampton and Chichester harbours.

The top High Street shopping names will be found in the larger centres of Horsham (about 8 miles to the north), Brighton and Chichester. All host theatre productions, plus a variety of cultural events and exhibitions when social distancing allows.

The A272 and A24 are accessible with links to major road networks. Gatwick airport is about 40 minutes by car.

Schools in both the state and private sector include West Chiltington First School, Steyning Grammar (including the former Rydon site), The Weald, Windlesham House School, Lancing College, Christ's Hospital and Hurstpierpoint.

The Property

Curbey Close was developed in the 1980's and contains mature detached properties of varying design in pleasant garden surroundings. The road carries no through traffic and homes on this side enjoy an open outlook to trees and fields at the rear.

This 4 bedroom family house has a light interior and features a good size, heated conservatory for year-round use. Connecting living and dining areas combine to make a 26ft through room and the kitchen has a useful lobby/store area with a refitted downstairs cloakroom. A buyer will probably want to update the bathroom, which is now rather dated. There is parking for 3 cars including an integral garage.

The west-facing rear garden enjoys natural privacy and has a delightful rural outlook. A rear gate leads to a footpath providing a short-cut to the village.
