The Location

Bodinnick lies in a Conservation Area, an Area of Outstanding Natural Beauty and adjoins National Trust land. The famous and very beautiful Hall Walk, a footpath which winds its way around the estuary to Polruan, starts just a stone’s throw from the property. The coast with a number of delightful sandy beaches is about 3 miles and, for the boat owner, nearby Penmarlam (operated by Fowey Harbour Commissioners) provides an excellent public access point to the sailing waters of the river/harbour and the open sea.

The ancient harbour side town of Fowey is one of Cornwall's most attractive small ports and has an excellent range of shops, restaurants, pubs etc. It is particularly well known as a sailing centre and hosts a famous week long Regatta each year in August. There are good road connections from Bodinnick to the A38/A30, and then the motorway system. Railway stations can be found at Par, via the ferry, Lostwithiel, Liskeard and Bodmin Parkway.

Located in the lower part of the village, the house is ideally situated to enjoy the views of the water and is just a stone's throw from the well known and beautiful walk along the estuary called Hall Walk.

The Property

Originally two cottages, the property dates back to circa early 1600's and retains many original features, including beautiful flagstone floor on the ground floor. Built onto rock at the rear, the property and gardens are south facing, attracting sun for the majority of the day and into the evening. The accommodation is arranged over two floors, with access to the rear garden from bedroom 3 on the first floor and there are lovely views to the water from both the house and gardens.

The third bedroom is used as a study/office room but is a single sized room with window to the rear elevation. Steps lead to a stable door that opens to a pathway leading to the rear garden.

Outside

The property has gardens to both front and rear. From the road, a gate opens to a walled garden, laid mainly to lawn, planted with mature shrubs and trees and steps lead up to a useful covered porch. There is a gate which opens to a shared path at the side of the property. The rich soils are perfect for growing soft fruit and vegetables.

To the rear, there are gardens that sit in an elevated position with hedging to the sides and fabulous views of the harbour and across to Fowey.
