The home is situated between the historic villages of Cromford and Matlock Bath, within easy walking distance of both. Front Of House

This former school house is a prominent, well-renowned building located between the villages of Cromford and Matlock Bath. On arrival, moving along the entrance walkway you immediately get a sense of the stunning views as you look down to the River Derwent and across to the lush, leafy riverbank and gorge. To the left is an iron gate and steps down to the river terrace below and iron railings and decorative lights as you approach the main entrance door

Ground Floor - Entrance Porch

Enter via double oak chapel-style doors to the entrance porch. The doors have ornate, decorative handles, door knocker and letterbox and are set in a beautiful stone arch.

Like the rest of the home, the walls are painted a crisp white. There is a tiled floor, radiator and plenty of space for coat hooks and to kick off dirty boots after a walk in the local area.

Family Kitchen (5.75 x 4.65 (18'10" x 15'3"))

Stepping through a glazed timber door onto oak flooring, you are into the vast expanse of the family kitchen. Two large stone mullion windows on the left face east towards the gorge over the River Derwent far below and another double window to the right means that the room is flooded with light from all angles. Throughout the home, all of the windows set into the deep stone mullions have additional sliding glazing panels, to offer better heat and sound insulation.

The family kitchen has very high ceilings and steps up to one of the mezzanine bedrooms above.

You can see from the photographs that there is ample space for a large dining table and there are four well-positioned ceiling light fittings above. Ground Floor Hallway

The hallway has doors to the family kitchen, bathroom, Bedroom 3 and opens out to the home office and stairs up to Mezzanine Bedroom 2

There is a ceramic WC and sink, a bath with chrome mixer tap, rainforest shower over and a glass screen. Surrounding the bath and shower are floor-to-ceiling tiles and the other walls are painted white. A vertical heated towel rail and ceiling light fitting complete this room.

Utility Room (1.8 x 1.4 (5'10" x 4'7"))

This is a superb additional room. With space and plumbing for a washing machine and tumble dryer, it has a tiled floor. The worktop includes a stainless steel bowl sink with mixer tap and, above, there are six useful storage cupboards. The room has a ceiling light fitting.

Reception Room One (5.7 x 4 (18'8" x 13'1"))

Wow, Wow, Wow! We love this room. Enter from the hallway through a half-glazed timber door onto the oak floor. Currently used as a games room, there are painted walls and a stunning working fireplace with iron grate, stone hearth, surround and mantelpiece. Two large windows have a timber panelled surround. The smaller window has a window seat offering amazing views of the trees and lawns on the nearside river bank, the flowing river and cliffs opposite. The room has large skirting boards, ceiling coving, a ceiling rose around the light fitting and a radiator.

River Terrace Floor - Hallway

Descending from the Lower Ground Floor on the modern pine stairs, you alight onto the River Terrace Floor. The hallway has a pine floor with white painted walls. A beautiful stone archway encases double arched timber doors leading into Bedroom Five and you go down two steps to Reception Room Two. The hallway has open storage under the stairs, a ceiling light and smoke alarm.

Bedroom Five (4 x 3.6 (13'1" x 11'9"))

What a beautiful sanctuary! Stepping onto plush carpet, there is a great view through glazed double doors to the covered terrace and the river, trees and cliffs beyond. You can imagine waking up to those views for an uplifting start to each day. With white painted walls, there is a feature fireplace with Dimplex coal-effect electric heater and a stone hearth, lintel and stone surround. From within the bedroom, you can see the stone arch around the doors through to the hallway and there is a radiator to the right. The door to the en-suite is a half-glazed timber door and has timber panelling to both sides.

Bedroom Five En-Suite Bathroom (2.35 x 1.65 (7'8" x 5'4"))

Occupying what was previously the school boiler room, this is a truly wonderful modern bathroom. Quality ceramic flooring and high quality floor-to-ceiling travertine tiles contrast perfectly with the heritage radiator which directly feeds the heated towel rail in front of it.
