Description
The Beeches is a most impressive and beloved Grade II Listed Georgian townhouse hidden in the very heart of Loddon, a thriving Georgian market town with an abundance of amenities close to the Suffolk border and a gateway to the Broads National Park. Believed to date back to 1740, the current owners have extremely well maintained the property creating a fine example of the period yet offering exceptional family friendly living arrangements.
Totalling nearly 4700 sq ft of accommodation and spread over three floors, the property provides three welcoming reception rooms including a generously proportioned home study, elegant drawing room and a further sitting room usefully positioned next to the kitchen.
The show stopping kitchen is handmade (by Brian Turner) which, with its beautiful Aga, limestone tiled flooring and island unit gives a country feel, as well as benefitting from both southerly and westerly aspects to enjoy natural light. Indeed, the whole property offers many dual aspect rooms, giving a generally bright and light feeling throughout. A boot room and sizeable utility room are conveniently placed next to the kitchen with plentiful storage and larder facilities.
Six bedrooms spread over the first and second floors provide ample family space and are served via two en-suites and a family shower room. Of particular note is the en-suite to the principal bedroom and the family shower room which were both refurbished in 2022 and provide luxuriously appointed suites.
Outside
The property is approached via double gates leading into an extensive gravel parking area. The Beeches is surrounded by its mature garden, trees, hedges and shrubs, giving a sense of rural seclusion and enhanced privacy, despite being centrally located in this market town. The house sits centrally within its plot of about one acre, with an enclosed original walled garden to the North and a formal parterre and kitchen garden with feature raised beds to the south.
A heated outdoor swimming pool is enclosed within a sun-trapped corner of the walled garden. A detached coach house and stable provides secure storage as well as the potential, subject to the necessary planning consents for a conversion to secondary accommodation.
Location
High Bungay Road is located within the attractive town of Loddon which supplies a wide range of facilities and amenities including schools, shops, three pubs, restaurant, chemist, dentist, doctor’s surgery, three churches and access to the Norfolk Broads network via the River Chet. The Broads National Park offers 120 miles of navigable waterways, with moorings situated in the town.
Loddon is approximately 11 miles from Norwich, the Cathedral city and regional centre of East Anglia, which has a mainline rail service to London Liverpool Street with an approximate fastest journey time of 1 hour 30 minutes. The Suffolk market town of Beccles is just over 7 miles away and the stunning Suffolk coast at Southwold is approximately 20 miles. Private education is available in the nearby village of Langley as well as Norwich.
