The site also has direct frontage to Hedingham Road (A1017).

Description
The site currently comprises an open grassed field extending to approximately 11.8 acres sts. To the north is a scaffolding yard, immediately to the south is an area of woodland, beyond which is a recent development carried out by Abbey Developments (see second photo).

Planning
Braintree have recently adopted their local plan and we do not consider there is a reasonable prospect of planning in the short term, however over a 5-10 year period we do consider that there is development potential for the site. Our client wishes to find a development partner to actively promote the site.

Terms of Offer
Our client is looking to secure a development partner to work with them over the medium - long term to secure a beneficial planning consent. We are seeking interest for either an option or promotion agreement for a period of up to 10 years on terms to be agreed.
