Description

Luscombe Maye is delighted to bring to market The Old Post Office, an incredibly unique and quirky home situated right in the heart of South Brent village. This reverse, split-level property blends the older part of the home with a more modern addition and has been enjoyed by the current owner for 12 years. This is a must view property, to fully appreciate the versatility being offered, as a home and with a potential work from home space, with a Fore Street fronting window and a separate entrance into the property.

Stairs from the front door, ascend to the main hub of the home which is an impressive open plan kitchen-living-dining room. Situated on the first floor, with roof windows, characterful beams on show and oak flooring, is this light and airy space, which opens onto the raised deck terrace making it a great space for hosting and entertaining friends and family. The kitchen area comprises matching oak wall and floor units, with a marble worktop and sit-up breakfast bar all sitting upon slate floor. There is an integrated microwave and oven and a four-ring hob plus a fridge-freezer. A separate utility room has a washing machine, plus a WC and shower.

In the older part of the property, there is a double bedroom on the ground floor, which could be utilised as a home office with a separate door for access and a WC which serves this room. Up another set of stairs, above this space, is another double bedroom and both these rooms look out over Fore Street and are currently used as craft/hobby rooms by the current owner. Above this, is what the vendor has used as another reception room/ snug, with a velux window which when opened, provides rooftop and countryside views. There are two further double bedrooms, both which benefit from their own en-suite shower rooms which are both situated on the ground floor.

Outside

An electric gate provides access to the communal courtyard, where we access the two parking spaces for the property. These spaces are situated underneath this properties raised terrace. Decked steps lead up to the large decked terrace, of which our allocated outside space is currently denoted by freestanding pots. There is ample space for outside dining-furniture or seating.

South brent

The moorland village of South Brent stands in the valley of the River Avon under the southern foothills of Dartmoor National Park and on the northern edge of the lovely South Hams, fifteen miles from the centre of Plymouth.

The village is one with a strong community with three churches, one of which dates back to Norman times, a primary school and a wide variety of shops. There are well-regarded community colleges at Totnes and Ivybridge, approximately eight and five miles distant respectively, and both towns offer a comprehensive range of facilities for the wider community. Some of the finest beaches on the south coast, along with the South West Coast Path, are all within easy reach.
