Please note it has been reported that the property has suffered from some "moderate" clay shrinkage subsidence where the original building meets the newer extension. Comments have been made that this is deemed to be caused by moisture abstraction by a nearby, third party owned 22m English Oak. Alternative comments are that it is caused by the depth of the foundations in the extended part. In In the interim remedial works to the drains have been completed to Granary Cottage.
Until October 2025, our client had been liaising directly with the insurance company (Hastings Direct), who have been monitoring the property. Subsequent to this, they have instructed a specialist claims company to progress the matter on their behalf. The latest monitoring visit is 18.11.2025 and a subsidence specialist is conducting a site survey on 26.11.2025. At this stage we are unsure when mitigation and repair works will be completed.
We have also been advised by our client (09.05.2024) that it is highly likely the new buyer(s) will benefit from the transfer of the insurance subsidence claim. This is however subject to final and formal confirmation from the insurer, but is agreed in theory.
If a mortgage is required for purchase, given the subsidence and ongoing subsidence claim, we recommend you speak to your Mortgage Adviser or Mortgage Lender about the situation and find out if lending will be available to you, prior to any viewing or visit to avoid wasting any of your time. Gaining a mortgage is likely to be difficult as there is no certificate of structural adequacy in place currently, although this would follow once the works are complete.
