Situation:

Little Wenlock is an established and much favoured residential village, standing some 700 feet above sea level and sheltered to the north by the slopes of the famous Wrekin Hill. It is surrounded by beautiful rolling countryside and at the centre of the village is the picturesque church of St Lawrence and The Huntsman Inn. It is some three miles south west of the market town of Wellington with a four day a week market, leisure centre, railway station and access to the M54 which gives easy access to Telford town centre some five miles to the east. The Wrekin Golf Course is just a few minutes drive away, as is the historic township of Ironbridge, which is a World Heritage Site and there is easy access to Shrewsbury.

The Property:

Mytton is one of the first properties situated on Spout Lane and the house had extensive development, it has had a new roof, which created the 2 extra second floor rooms, it has been rewired, with new fuse board, in 2017. It is approached into a large L-shaped entrance hallway which provides access to a cloakroom/wc, laundry room, open plan kitchen/diner, and a 24 ft long living room. The living room is lovely and spacious and has plenty of natural light coming through the windows to both elevations and French doors opening out to the rear garden. There is also a beautiful inglenook fireplace with an inset wood burning stove. The open plan kitchen/diner has a lovely contemporary feel with tiled floor and an extensive range of fitted units with breakfast bar and built in appliances, again enjoying splendid views to the rear garden through the French doors and windows. The laundry room has built in worktops with space for a number of appliances and conceals the central heating boiler with an external door leading out to the side.

On the first floor the is a large galleried landing with a staircase ascending to the second floor and access leading off to four bedrooms, with at least one bedroom suitable as a study space. All four bedrooms are doubles, served by a guest bathroom whilst the principle bedroom has the benefit of en suite facilities.

The second floor has been converted from an attic to two bedrooms both of which have the benefit of en suite shower rooms.

Outside:

To the front there is a large driveway providing off road parking for a number of vehicles and access through to an attached garage and gated access leading round to the rear garden. The rear garden has a laid lawn in addition to a large paved patio providing an ideal seating and entertaining area. There is a timber and wired fence dividing the garden to the side garden where there is a further lawn area and a timber built log store.
