The Property
Wild Briar is a substantial family home with extended accommodation overlooking a magnificent, mature
rear garden and open countryside beyond. The house
was initially built in the 1930s and extended in 1997
with the interior being redeveloped in 2017. This was
an extensive modernisation project which created an
open-plan ground floor, an upgraded reception room
and a new outdoor patio area, all completed to the
very highest standard and quality. The house has an
exceptional finish throughout and is perfect for big family
gatherings and entertaining.

Interior
The generously proportioned accommodation is
presented to a high standard, with premium features
throughout including underfloor heating, an integrated
sound system and stylish kitchen and bathrooms. A
particular highlight is the beautifully appointed reception
room, perfect for family movie nights with space for a
large wall-mounted television, feature recess, ceiling
lighting, internal blinds and an atmospheric gas fireplace.
There are two further reception rooms which open on
either side of the entrance hall – one is currently used
as a home office – and to the rear, a sizeable open
plan kitchen/dining room/family room opening to the
garden via a wall of bifold doors. A boot room leads
to a cloakroom with WC and connects the house to a
lean-to storage area and store room at the side of the
home. Upstairs, four large double bedrooms provide
ample room for family and visiting guests. All bedrooms
have built in storage with further storage space on the
landing. There are 2 newly modernised en suites plus a
large family bathroom.

Outside

Wild Briar is situated on an attractive tree-lined
road and is set back from the street behind a large
well-maintained driveway providing ample offstreet
parking. The rear garden is south-facing and
impressive in size, mostly lawned with borders of
flowers and mature trees and hedges around the
boundary. There are far-reaching views over the rear
where the garden backs onto open farmland, which
makes the garden feel spacious and private. At the end
of the garden, there is an outbuilding which has a new
roof and new electrics currently used as a games room
plus an art studio, a large outdoor swimming pool set
within a patio terrace.

Situation

Bradfield Southend is a small, linear village in a highly
desirable setting located between the major towns
of Newbury and Reading in a picturesque corner of
Berkshire. Locally there is a primary school, a popular
pub, a village store/ Post Office and a recreation ground
with a local cricket club. More amenities can be found in
the nearby villages of Upper Bucklebury and Theale as
well as in the larger towns of Thatcham, Reading and
Newbury.
Road communications locally are excellent, with both
the M4 and M3 motorways easily accessible and a
number of commutable towns within easy reach. Theale
has a mainline station serving London Paddington with
Crossrail access from Reading. Schooling options in the
area are excellent, including Eagle House, Daneshill, St Neots, and Elstree plus Pangbourne, Wellington &
Bradfield Colleges. There with many other excellent
