Description:

The plot has an effective width of about 140'(42.67m), a maximum width of about 220'(67.06m), an effective depth of about 130'(39.62m) and a maximum depth of about 150'(45.72m). It is irregular in shape and has an approximate area of 0.48 of an acre (subject to measured survey). The plot is gated and is at the end of a long gravelled private drive which serves four other dwellings.

Location:

The plot is on the north side of Flordon Road, approximately half a mile to the south-west of the junction with the A140 Norwich to Ipswich road. The small town of Long Stratton is about 4 miles to the south and provides a wide range of local services and amenities, whilst Norwich is about 6 miles to the north. Planning:

The plot has the benefit of Outline Planning Permission for the erection of one detached house, granted by South Norfolk Council on 18th March 2022 on application number 2021/2697. Indicative plans for a contemporary design split-level 5-bedroomed house were submitted, but do not form part of the application or permission, which is outline only. The purchaser does not have to use these plans in the Reserved Matters application, but can submit a more conventional, traditional design of dwelling if they wish.

Mains water, electricity and drainage are all available in the access drive. There is mains gas in Flordon Road, but it does not extend to the access drive. The access drive is private and the cost of maintenance is shared between the properties it serves.
