The Madison Fox Woodford team is thrilled to present this stunning five double bedroom, significantly extended Victorian family home, located in the heart of Woodford Green.

Opposite the famous cricket pitch and adjacent to Epping Forest, the entrance to the house is framed by the wonderful mature wisteria, fully blooming in a falling waterfall of lilac shades in the Spring and Autumn. Take shelter from the weather under the porch which extends across the bay window supported by original ironwork painted white.
As you come through the front door, notice the original threshold stone, grooved through 150 years of use. The front door, painted black, has been augmented by a Victorian revival etched glass window throwing light into the hallway.

As you step through the front door, you are greeted by an atmosphere of sophistication. The graceful curves of the walls and traditional cornicing; the arch supported by scrolls and corbels; the exquisitely restored wooden floorboards and the high ceilings, all indicate this tastefully extended residence is truly one-of-a-kind.

Turn right into the sitting room which is flooded with natural light from the south. The bay window features the original three pairs of counter-weighted Victorian shutters, fully restored and recessed into panelled boxes. A grand marble scrolled chimney piece is set with a traditional cast iron fireplace and a newly-replaced gas fire, providing full-flame colour, heat and warmth and a welcoming ambiance.

Venturing further into the home, you will be amazed by its spaciousness, with a remarkable total area exceeding 3,000 square feet. Unusually for a large house, no room is overlooked by neighbours.

The sitting room, fitted with three traditional picture lights and a central chandelier leads into the second reception, currently arranged as a music room. Two wide restored Victorian doors separate the two rooms providing options for Winter and Summer configurations, with both rooms enjoying the stripped wooden floors which continue from the hallway.

Picture rails in the music room provide you with a blank canvas for design. An Alice-in-Wonderland door leads to the dining room which can additionally be approached from the hallway where you’ll pass a snug downstairs toilet.

A permanently cool long cellar is accessed through a door in the central hallway and your wines are ready for the built-in wine rack set behind the front steps. An automatic pump ensures excess groundwater flows safely away from the house.

In the 1950s, the footprint of the house was substantially increased by an extension which includes the dining room and the bedroom above it. This has been further extended by the current owners to another floor, making it the largest house in The Terrace.

From the dining room, a cast iron spiral staircase allows you direct access from the guest bedroom. Original double French doors open onto the first section of garden arranged as a courtyard and a retractable fly screen has been fitted to allow for bug-free warm days with the breeze flowing through the house.

Adjacent to the dining room, in what was the Victorian rear of the house, the kitchen features granite work surfaces, a central island, a wide cooker with hob and extractor fan and a butler sink.

The kitchen and dining area serve as a spectacular setting for comfortably entertaining at least eight guests and leads into a large utility room.

The CCTV system, located in the utility room, comprises seven colour cameras covering the front, rear and side of the house. This room, along with the tranquil garden/cinema room at the back of the property are covered in terracotta floor tiling.

Offering a peaceful escape for unwinding, the garden room provides light and views to the garden on two sides with a full width fly screen allowing the breeze to flow. You can also configure this room as a cinema room. Included with the house is an HD projector and large screen with surround sound, providing access to TV and movies at all times as you can be further cocooned by the fully extending blackout shutter.

Heading out through the patio doors and into the courtyard garden this space flows from the rear of the dining room, continuing outwards to a patio area and seating under a large holly tree.
From here, a long grassed garden and path, sit within mature planting on either side and a well-stocked pond with water feature.

Step down from the path to the wide-paved terrace at the rear which is a Spring-to-Autumn sun trap. The current owners have entertained up to 24 seated guests in this special space which becomes a retreat from the world on sunny days.

At the rear of the terrace, a door leads to the wide garage with an electric shutter onto the mews road. This road is owned by the owners of the ten houses in a company which ensures the upkeep of the road through a long-established arrangement between the businesses and houses who have access to it.

Returning to the house and moving up to the first floor we turn left at the first landing into the large guest bathroom with tiled floor, an original small fireplace and a new sash window at the rear. This leads into the guest bedroom with a walk-in-wardrobe area and a door with access to the spiral staircase leading downstairs.
Returning to the hallway and turning right, the large main bathroom, which was a bedroom in Victorian times, now features a tiled floor, cast iron bath and other fittings.

To the front of the house on the first floor, the principal bedroom features plantation shutters on the bay window and detailed Victorian-inspired cornicing. A marble chimney piece with black-painted cast iron insert completes the stylish look with wooden floors. The current owners recently installed a super-quiet Daikin air-conditioning system for this room which heats or cools as required.

Stairs from the hallway lead up to the new extension of double bedroom with ensuite cloakroom. This room is currently arranged as the owner’s library. Here, a new double glazed sash bay window matches the two floors below providing perfect symmetry. These windows face the fig tree on the adjacent Epping forest land.

Going up to the top floor are another two double bedrooms, currently arranged as an office and gym/art studio. Both rooms have recently benefitted from new windows from the London Box Sash Window company and more light has been added by Velux windows in both rooms. The larger room faces south with expansive views across the green and old cricket pitch and the adt alarm system panel is located in the office.

At the top of the house is a large loft storage space which has been lagged, fitted with a floor and certificated. New owners will be pleased to learn that a new slate roof and flat roofs were replaced at the time of building the library in 2014.

This is a house that has been loved and added to over generations and now the current owners are seeking new opportunities overseas.
