This contemporary home was designed and built for our clients in 1990, providing a spacious and well presented living environment where they have raised their family. The property now offers great appeal to a variety of potential buyers, whether families or retirees.
The timber framed bungalow is thoughtfully arranged around a large, welcoming 'L' shaped entrance hallway. The home includes a number of reception spaces, including a study that features a distinctive bow window to the front elevation, as well as a built-in wooden desk and shelving. The formal dining room, accessed through double doors, is generously sized, perfect for accommodating a large dining table and hosting family gatherings. It also offers direct access to the side garden.
The dual aspect lounge, which serves as the heart of the home, boasts both sliding patio doors and a striking angled window, flooding the space with natural light. The warm and inviting atmosphere is further enhanced by a wooden fire surround, complete with a cast iron grate, ornate tiling, and an inset real flame effect gas fire.
Our clients have kept the property updated, with a luxury modern kitchen fitted a few years ago. This room is ideal for day-to-day dining and is well equipped with a range of matching cream wall and base units, featuring concealed underlighting. Solid composite stone worktops are perfect for the avid cook. The kitchen includes corner carousel cupboards, pull-out storage, and a built-in wine rack. Appliances included in the sale are a refrigerator, dishwasher, microwave, and a gas cooker with an extractor canopy above. The kitchen has a tiled floor and leads through to a utility room with matching units, a door to the garden, and a separate modern WC.
There are four bedrooms in total. The master bedroom suite is complemented by a walk-in wardrobe, featuring bespoke fitted hanging rails, and shelving. It also boasts an en-suite shower room with a matching suite, including a large ‘P’ shaped shower cubicle and a bidet. The remaining three bedrooms are spacious enough to comfortably accommodate double beds, with bedroom two benefiting from a built-in mirrored wardrobe and an airing cupboard. These rooms share the use of the luxurious, family bathroom/WC, which includes a four piece suite with a large shower cubicle with electric shower unit and a bath with hair washing attachment.
The property has numerous standout features, such as a sun tube that provides natural light to the inner hallway. Many areas of the accommodation are finished with maple wood flooring, and the home is well equipped with wall lights, downlighters, and mains gas fired central heating. Electric underfloor heating is installed in the en-suite and family bathroom, and external windows and doors are double glazed in UPVC. To further enhance energy efficiency, pv solar panels were added several years ago, reducing electricity bills and allowing export to the national grid.
Step Outside
The grounds at Koromiko are a key feature of this exceptional home, extending to just over an acre in total. The property is accessed through double opening gates, leading to a large tarmac driveway with ample off road parking. Beyond, the double garage offers power and light, two up-and-over doors, and a side pedestrian door.
The grounds are beautifully landscaped, with various outdoor seating areas to enjoy at different times of the day. On the easterly patio, our clients enjoy morning coffee, while the expansive patio at the rear is ideal for barbecues during warmer months. The garden is well tended with a variety of shrubs, bushes, and trees, with outside lighting, two water taps, and outside sockets.
The lawn area stretches across the property, with a productive vegetable garden featuring raised beds, as well as a large storage shed. Two additional general purpose sheds provide ample outdoor storage space. A charming woodland area offers a welcome spot of shade during summer, with a variety of fruit trees, including apple, pear, plum, sloe and damson. Soft fruit varieties such as currants, and gooseberries are also present.
The expansive garden offers the perfect space for children or pets to play, with plenty of room to run around and enjoy the outdoors. It also presents the next owners with the opportunity to adapt and modify the space to suit their needs and desires.
