Property overview

The property is a handsome Grade II listed stone building with slated roof, falling in the conservation area, set on a generous plot with large triple garage and multi-area gardens. The house has a symmetrical appearance to the main front door with entrance steps, and offers four sizeable bedrooms, a family shower room, large living room, kitchen/diner and a good-sized entrance hallway. The property also benefits from a sizeable cellar which houses the oil-fired central heating boiler. The cellar has various rooms and storage.

The entrance opens into a large hallway area with under-stair cupboard and removeable shelving to the side. The kitchen/diner and living room are located to each side of the hallway on the ground floor. The first-floor level comprises two bedrooms and the family shower room with two further bedrooms can be found on the second floor.

The property has a good-sized, multi-area garden, large triple garage and gated driveway. There is a large oil tank.

The property is located on the edge of a small village located near to Brackley, with good road links to the M40 and M1 and is approximately 7 miles from Banbury where a mainline rail link can be accessed.

Greatworth is a small village in South Northamptonshire with a very popular village school and pre-school, post office/shop, pub and social club. Secondary schools are in Middleton Cheney and Brackley and is well known for being an extremely welcoming and sociable village.

This property forms approximately half of what was originally The Rectory, and we believe was divided into two properties being The Old Rectory and Parish House, approximately during the 1960’s. The property contains several of the features of the original property, including the staircase and an inglenook fireplace in the dining area. There are lots of original storage cupboards and spaces which maintains the original features of the house. The two main bedrooms contain wash basins that could be resurrected.

The property has been owned by one family for many years and during that time has served as a rental property, recently to one occupier for more than two decades. The property has huge potential for refurbishment.
Property description

Entrance Hallway – 4.5m x 2.9m

The entrance door opens into the hallway which has an under-stair storage cupboard on one side and a full way wall of shelves on the other side, which are removable. To the left is the entrance to the kitchen/diner and to the right is the entrance to the living room.

Kitchen/Diner – 4.4m x 4.1m

The kitchen comprises two rows of under-worktop cupboards, one row that is situated into the room as an island, housing the integral oven and hob, and the other row comprises the sink and drainer with two wall cupboards either side of the sash window that looks out to the front of the property. The exposed stone inglenook fireplace provides an interesting feature to the room and a recess at one side and a cupboard at the rear of the room provide some storage space. The kitchen/diner has wooden flooring and neutral tiling above the worktops.

Living Room – 4.4m x 4.4m

The large living room has a large sash window at the front which looks out on the garden, there is also a recess at the rear of the room which could provide a nice area for some shelving or storage. There is a non-functioning open fireplace to one side which provides a focal feature.

The staircase is off the entrance hall at the rear of the house and has a skylight at the top of the house.

Bedroom One – 4.4m x 4.0m

The main bedroom in the house offers a large room with storage cupboards at the back of the room and a large sash window at the front, overlooking the garden. The storage cupboards are split by an integral vanity unit with large mirror. The wash basin in this room provides an interesting feature which could be resurrected, equally there is space to redevelop to include an ensuite.

Bedroom Two – 4.6m x 4.0m

Across the hallway is the second bedroom, which is also a good size and features another smaller wash basin. The room offers storage cupboard space and a floor to ceiling shelving unit with a large sash window again overlooking the garden at the front of the house.

Family Shower Room – 2.8m x 1.6m

The family shower room on the first floor provides modern toilet and vanity basin unit with a good size walk in rainwater style shower on one side of the room. The window is situated in the middle of the room above the sink providing another view over the garden, and the natural toned tiled walls and wood effect flooring provide a modern finish along with a tall towel rail near the shower.

Moving up the second set of stairs brings you to the second floor where exposed beams provide a period feature to the top of the house, with the skylight at the top providing lots of natural light to the stairwell.

Bedroom Three – 4.4m x 3.2m

The third bedroom is a good size with sloped ceilings and exposed beams. A dormer style window at the front provides a view over the garden and a non-working fireplace at the far end of the room provides a focal feature in the centre of the wall.

Bedroom Four – 4.3m x 3.1m

With the exposed beams along the sloping ceilings, this bedroom is a good size with a recess at one end and another dormer style window to the front of the house.

The living room, hallways and bedrooms are all carpeted.

Cellar – 13.0m x 4.3m

With an access door on the side of the house from the garden, the cellar provides a good amount of storage space beneath the house and also provides housing for the oil-fired central heating boiler. Windows to the front of the property provide natural light at garden level.

All room sizes are approximate and do not account for the various recesses and inglenooks.

Outside

The south facing lawn in front of the house provides a large level area surrounded by stone wall and beds of shrubs and trees. The pathway immediately in front of the house is shingled with some shaped shrubs and trees along the path leading to the entrance driveway. The oil tank is also housed next to the house with a wattle style fencing surround.

At the top of the driveway the stone triple garage is situated to one side with space above, which could provide opportunity for expansion. On one side of the garage is a small garden area, and the other side is another garden area which provides more private space at the rear of the plot.

The garden areas contain many different plants and shrubs which help to provide privacy to each area and would enhance the picturesque nature of the house during the flowering seasons.

The driveway entrance is set back off the Brackley Road and gated, providing a secure entrance to the property.
