This deceptively spacious and interesting detached dormer bungalow is set in a secluded position within the village, yet within easy reach of all the local facilities. You can sit back, relax and enjoy the garden and surrounding fields, yet walk to grab a coffee within just a few minutes. The property has, over the years, been lovingly restored and provides welcoming and spacious accommodation.
A spacious entrance hallway greets you as you enter the property, and leads to the lovely open plan kitchen/dining room. The kitchen area is fitted with a range of base and wall units with an inbuilt oven, induction hob and dishwasher. There is space for a large fridge/freezer and a breakfast bar incorporated. The engineered Oak flooring flows between the kitchen and the dining area, which has ample space for a large dining table and the bi-fold doors open up to the patio to create the perfect place for summer entertaining. The sitting room is a cosy yet bright room, with a wood burner and picture windows that give the very best view of the garden and local wildlife. Adjacent to the sitting room is the handy study and across the hallway is the downstairs shower room that features a hidden utility and boiler cupboard. The main hallway is set in the heart of the house and provides access to the reception rooms and to two of the bedrooms. The hallway has ample storage and provides access to the first floor. Both of the ground floor bedrooms are good sized double rooms.
On the first floor, the bright landing provides access to the bedrooms and bathroom and benefits from more storage in the form of a large airing cupboard. Both bedrooms have lovely views over the garden and the principal bedroom enjoys a range of inbuilt wardrobes as well as a large storage cupboard. The en suite shower room is fitted with a modern white suite. Across the landing, the second bedroom is again a good size, with storage to the eaves of the house, and is serviced by a lovely bathroom which includes a walk-in shower as well as a bath.
Externally, there is ample gravelled driveway parking with gated access to the garden. Whilst you can walk all around the house, the gardens are predominantly to the front of the property and are extremely private, being enclosed by dry stone walling and having a south-easterly aspect. There is a good size patio closest to the house which leads to the main lawn area that is flanked by borders, full of mature shrubs. At the end of the lawn is the vegetable area, with four raised beds and a greenhouse. To the side of the home is further storage in the form of two sheds.
Bampton sits close to the edge of the Cotswolds and is one of the oldest and prettiest villages in the area. While it retains much of the character of the traditional Cotswold village, it is also a hive of activity with a multitude of events taking place throughout the year - with something for everyone.
Bampton is also the envy of many of the neighbouring villages in that it boasts an excellent array of amenities for a village of its size. It has a post office, library, a sports ground and pavilion, an art gallery, two churches, a primary school, a medical centre and of course a market square.
The village is well known as one of the film sets for Downton Abbey and as the background to the popular crime novels by Melvin Starr featuring the mediaeval surgeon, Hugh de Singleton.
