Situation
Court Villa is located on the edge of Christow, a popular village with a vibrant and active community located in the picturesque Teign Valley just south of Exeter in Devon within the Dartmoor National Park boundary. Christow has the benefit of being rural but is certainly not isolated, The village is well located for commuting to Torbay, Exeter or Plymouth with easy access to the A38 and A380 dual carriageways, and also for access to the rest of the country via the M5 motorway at Exeter. There is a regular local bus service to Exeter where there is a mainline railway station with trains to London Paddington, around 2.5 hours distant. Exeter also has an airport flying to national and international destinations.

Accommodation
The cottage can be accessed by steps from the driveway to the back door into the boot room, or from Foxhole Hill by steps to the stable style front door below an open storm porch. The sitting and dining rooms have been partially opened to one another either side of the staircase to make the most of the light and available space. The sitting room has a recessed fireplace with exposed stone and an original oak lintel and is fitted with a wood burning stove. A window to the front takes in the views over the village and countryside. The dining room has an impressive oak beam running across the ceiling which was fitted during the renovations, and exposed oak supports by the staircase. The recessed fireplace with original oak beam is not currently in use. The dining room floor has been laid with slate flagstones and there is a useful under stairs area.
The slate flooring also extends throughout the kitchen which has a hand-made System 6 kitchen featuring Burr Oak units below the polished granite work surfaces with inset ceramic sink and drainer, and inset induction hob with an extractor over. Floor to ceiling units house the eye level double oven/grill as well as a full height integrated fridge. There are windows to two aspects giving views over the village one way and the garden to the side. Shallow steps lead form the kitchen to the boot room which is used as an extension to the kitchen with further storage units, work surface and Butler style sink.
There is a useful study area off the boot room beyond which is the large cloak/utility room/WC. Again, slate flagstones have been laid throughout these rooms, with new oak beams and supports to the ceilings and walls. There are further fitted units with space for washing and drying machines and a space for a freezer. Both the boot room and study also have very handy mezzanine storage areas below the vaulted ceilings.
Upstairs off the split landing are three bedrooms, all benefitting from far reaching village and rural southerly views and light. The principal bedroom is of generous proportions with a dressing room (or nursery) and large ensuite shower room. Bedroom two is also a of a good size. Bedroom three is a single bedroom which includes a useful over stairs storage area. With a bit of imagination a custom cabin bed could be fitted to maximise the use of space and create a lovely child’s bedroom. The bathroom is opposite bedroom two with a bath, basin, WC and Velux window.
Outside
Court Villa is set in a commanding position above the lane with rendered stone walling retaining the lawned front garden either side of granite steps to the font door. Off the private no-through lane is a gravelled driveway parking area with space for two cars, adjacent to which is a bin store separated by wooden fencing. Slate steps rise from here to a slate terrace where there is a well. From here the back door opens to the boot room. The current owners have had the garden re landscaped to make the most of the space and remove the previous slope. There is a good size lawn retained by attractive stone walling with further stone walling to the rear boundary. Behind the house is a wooden cabin with power and a paved terrace to the front, an lovely spot from which to enjoy the garden. There are well stocked shrub and flower boarders as well as small trees.
