Description
Moat Farm is situated within a charming location in the delightful village of Covenham St. Bartholomew, between the Lincolnshire Wolds and the coast, amongst beautiful countryside. The extensive property offers the opportunity to combine living and working with a two bedroom annexe and four attractive and very well appointed self-catering holiday lets, situated close to but separately from the 2500 sq ft main residence, in about 7.41 acres of land. The original farm is believed to be early Victorian, but was transformed by a series of conversions and extensions in 2015 into a stylish, modern residence, which has in recent years been subject to further improvements. The land and outbuildings offer huge scope for a variety of uses and there is excellent potential for further development, if desired.
The main residence is arranged over two floors and is beautifully presented, with vibrant interiors decorated in a modern country style that’s fresh from a full renovation. An inviting entrance hall sits at the heart of the home, leading to the two stylish reception rooms, a cosy snug/fourth bedroom and the recently updated kitchen, breakfast room and utility. Upstairs, a galleried landing looks out over the reception hall, and there are three good size bedrooms (one with en suite) and a family bathroom.
The self-contained holiday lets are attractively appointed to a high standard, featuring modern wood-burning stoves, well equipped kitchens and contemporary touches. The annexe and the cottages have two bedrooms and there is one with a single bedroom, all have use of the covered pool which has a retractable section of roof for when the weather allows.
The land amounts to about 7.41 acres and is a mix of landscaped gardens, grassland, hardstanding for parking and mixed woodland. The site is mostly south facing and is accessed via three separate, secure entrances: One for the main house, a gravel driveway for the majority of the holiday lets and a separate entrance further along the lane for a holiday let which is located in the wooded area. The grounds that surround both the main property and the holiday lets have been landscaped and beautifully maintained, and each area of the property feels wonderfully private. The main house has its own private gravel terrace, with a bridge to cross the original moat to a lawned area. Tucked away within the grounds there is a detached log cabin which is used as a bar facility.
