A most attractive, double-fronted end-of-terrace cottage, pleasantly situated within the village of Meare, less than four miles from Glastonbury. This superb period property includes a light and airy reception room, three bedrooms, a contemporary bathroom, a cottage garden, off-road parking and a garage. No onward chain. EPC rating F.
The property has undergone a scheme of renovation by the current owners with a quality finish and where appropriate, using reclaimed materials to retain the character and charm of the original cottage. Whilst the property has been refurbished and upgraded, the kitchen and utility room will require ‘fitting out’ by the purchaser, as currently offer a blank canvas to work with.
A door to the front of the property opens into a glazed porch, with an inner door through to the sitting/dining room. A particularly generous room, the sitting room enjoys plenty of natural light from the two south-facing sash windows. This comfortable reception room includes space for a dining table and chairs, the staircase to the first floor accommodation and an inset multi-fuel burning stove, providing a lovely focal point. At the rear of the property is the kitchen, which has a beautiful stone floor, a sink unit, a cooker point, space for a breakfast table and chairs, a window to the side, access into the garage/store and an opening through to the utility room. A useful space requiring completion, the utility provides a further sink unit, a downstairs WC, and a set of glazed double doors back through to the dining area (with attractive exposed brick feature walling).
On the first floor, the property has three well-proportioned bedrooms, tastefully finished with wooden floors, reclaimed radiators (continued throughout the cottage) and the master, with a further restored brick and stone feature wall. Completing the accommodation is a newly fitted family bathroom, smartly presented with a freestanding cast iron roll-top bath, a separate tiled shower cubicle, a vanity wash hand basin and a low-level WC.
Outside
The garden is located at the front of the cottage and faces south, enjoying lots of sunshine throughout the day. Enclosed by low-level walling with a central gate, the garden is mainly laid to lawn with a patio seating area. Currently open to the adjoining property (15) the garden will be divided by the current vendors upon sale.
The property has a right of access over the lane to the side which leads to one off-road parking space. To the rear of the cottage is the aforementioned garage/store, which has double doors from the lane, which goes on to serve neighbouring properties to the rear and side.
Meare is situated approximately 3.5 miles from the market town of Glastonbury. The village has a church, a preschool, a primary school and many clubs and societies.
The historic town of Glastonbury is famous for its Tor and Abbey Ruins, together with an open-air market in Glastonbury on Tuesdays. It is approximately six miles from the Cathedral City of Wells whilst two miles west lies Street, with its more comprehensive range of facilities including both indoor and outdoor swimming pools, Strode Theatre, Strode College and the complex of shopping outlets in Clarks Village.
There is schooling nearby, with Meare having its own primary school and secondary available at Glastonbury, Street and Wells. There is also excellent private education close by with Millfield Prep and Senior in Street and the Cathedral School in Wells. There are good road connections to Bristol, Bath, the M5 and Bristol Airport, with direct rail links from Castle Cary to London Paddington.
