Detached Victorian cottage in this sought after village.
Description
A most attractive detached cottage dating from 1875, having pleasing elevations of red and black brickwork under a slate roof. The cottage is now in need of complete modernisation yet offers huge potential for a buyer to improve and tailor the accommodation to their own needs. There could also be scope to extend or rearrange the layout, subject of course to any necessary permissions being obtained.
The front door with porch above opens into a small hall, the through sitting room has a fireplace and a cupboard housing the hot water cylinder. The dining room has a door through to the kitchen, and leading off is a small utility area with cloakroom. A further door from the dining room leads into the garage, an area of which has been partitioned off to provide an occasional bedroom. Stairs lead up to the first floor landing, and to the four bedrooms and bathroom.
Outside
From the lane, a driveway provides parking and leads up to the lean-to garage at the side of the house. There are small gardens to both front and rear.
Nb The sale does not include the area of garden to the right of the driveway, which is being retained.
Location
The cottage enjoys a delightfully quiet location in the heart of this small village, set down a no-through lane opposite the church.
Adjacent to Morden village which has a modern village hall with sports and recreation facilities, and a popular pub, The Cock & Bottle.
The village is conveniently situated midway between the A35 and the A31, approximately five miles north of the Saxon market town of Wareham and nine miles west of Wimborne Minster, both of which offer excellent amenities.
Poole town centre with its shopping, entertainment and recreational facilities is about nine miles, with the renowned Poole Harbour and Sandbanks beach for sailing and water sports about 12 miles.
Trains run from Poole and Wareham to London Waterloo and the A31 leads directly onto the M27 and M3 to London.
Local state schools are at Lytchett Matravers and Lytchett Minster, and independent schools in the wider area include Castle Court, Canford, Dumpton and Bryanston.
Great walking and cycling can be enjoyed in the Wareham Forest and beautiful Purbeck countryside, and along the stunning unesco World Heritage Jurassic Coast.
Square Footage: 1,108 sq ft
Directions
From Wimborne, take the A31 west for about six miles. At the Worlds End pub, take the left turn onto the B3075 signposted to Morden. Follow this road for about a mile, and at the sharp right hand bend drive straight on signposted to Lytchett Matravers. After about 50m bear right signposted to Morden. Follow this lane along into the village. Horse Pond Lane is a turning on the left hand side, just before the church. Number 70 is about 50m down on the left.
