The land is classified as Grades 3 and 4 on the Land Classification Soil Series of England and Wales with soils of the Burlingham 1 Series being a fine loam over permeable subsoils clayey soils. A typical crop rotation of the land includes winter wheat, winter barley, oil seed rape and winter beans. The land has consistently produced yields of about 4t/acre for first winter wheats, 3.5t/acre for winter barley and 1.7t/acre for oil seed rape. To date, vegetable production has been supported by irrigation supplied by the neighbouring landowner to the east.

Location
The land is situated in south Norfolk to the west of the village of Old Buckenham. The market town of Attleborough lies just less than 5 miles to the north which offers extensive amenities.

The A11 is a principal route through the county linking Norwich to the north east to the A14 to the southwest, providing access to the national road network. The land lies about 2 miles to the east of the A11 accessed along wide main roads.
