This level plot amounts to 0.3 of an acre and stands at Virginstow a small village location. Our clients have owned the site for almost 20 years. Over that period, they have constructed a comfortable and insulated wooden chalet style residence comprising of three fully secure detached buildings each adjoined by a covered veranda with decking providing a pleasant outside and sheltered seating area. There is an open plan living room with space to cook and dine, an adjacent bedroom and a wet room which has a WC, basin and electric shower. Each of the three areas have electric heating and UPVC double glazing.

Many sheds and stores are located close by facilitating plenty of storage. The level plot is entirely private. The solid entrance gates are high and clearly enclose the whole site which extends to some 0.3 of an acre. During their time in residence our clients have planted up the grounds well which comprise of areas of lawn and attractive paths. Many colourful camellias and rhododendrons can be found, along with a peony, magnolia and acers. During the spring there are an abundance of snowdrops, daffodils and bluebells. An attractive gravelled path leads to the end of the garden. A fishpond adds to the pleasant environment which is a rich habitat for much wildlife. There are outside power points and lighting and space for plenty of parking.

The site has a certificate of lawfulness issued by the local authority for occupation and our client has been paying council tax for many years.

The small village of Virginstow is found inside the Devon border and approximately 2.5 miles from the village of St. Giles-on-the-Heath which has many facilities, including a general store/sub post office, public house, well acclaimed county primary school and parish church. Within a few miles in the opposite direction the village of Broadwoodwidger will be found and the well known Roadford Lake with its leisure facilities, boating facilities and extensive walks. The ancient town of Launceston lies approximately seven miles away and offers a range of shopping, commercial, educational and recreational facilities and lies adjacent to the A30 trunk road giving access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction.
From Launceston town centre proceed down the A388 (St. Thomas Road) upon reaching the roundabout at Newport turn right signposted towards Holsworthy heading up Dutson Road out of Launceston. Continue through Dutson passing over the river Tamar into Devon for a further few miles until reaching the village of St. Giles-on-the-Heath. Upon entering the village take the first right hand turning adjacent to the Pint and Post public house, signposted Virginstow four miles. Proceed along this road, over the River Carey and continue on until reaching a sign for the village of Virginstow, continue along the road passing the left hand fork, where the high entrance gates to Middlecotte Garden will be found after a short distance on the right hand side marked with a Webbers For Sale Board.
